As of October 16, 2026, two Bee Cave homes are active under contract and three are pending. In my read, those contracts show Bee Cave buyers are still signing. They do not decide your timing on their own, so list now if your home is priced to what buyers paid in your section, such as Falconhead West Ph 01 Sec 01, and wait only to make repairs first.

1 Bee Cave homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page comes from Unlock MLS and is dated in the box at the top of the page.

Active under contract and pending both mean a buyer and a seller have signed a contract that has not yet closed. Right now Bee Cave has two homes in the first group and three in the second, beside seven homes for sale, and one of those seven is in Falconhead West Ph 01 Sec 01.
Those are homes already spoken for, so the contest for a new listing is mostly with the homes still without a contract. How long the sold homes waited before they went under contract is on When does a Bee Cave listing’s wait for a contract become a problem?
Bee Cave reads balanced over the past twelve months, with homes closing at 94.2% of original asking. That reading is for the town as a whole, and a price point changes which market a home is in.
More than half of the homes for sale have already come down on price, so a new listing opens beside sellers who have adjusted once.
Weighing those facts, I would set a first price to the closed sales in your section and not to the list of what is for sale.
What the past year’s sale prices and price per square foot mean for your number is on Is your Bee Cave home worth more like Falconhead West or Bella Colinas?
The last three months produced fewer than five sales, which is too few to tell a seller whether a later season will pay more, and I do not predict one.
The competition is set subdivision by subdivision. Bella Colinas has no home for sale, so a listing there would be the only one in the subdivision, after six closings over the past twelve months.
Falconhead West Ph 01 Sec 01 has one home for sale after nine closings in the same twelve months, so a second listing there would stand beside one already on the market.
Homestead and Ladera Ph 4A each had a single closing and have no home for sale, which leaves a listing there with no neighbor to compare and the thinnest record of nearby sales. The homes your buyer may weigh instead are on How can a Bee Cave resale stand out when the typical listing has waited three months?
Lakeway, The Hills and Dripping Springs each have more closings in the same three months, and Table 1 shows how they read. Each reading is for that town as a whole, and a price point changes which market a home is in.
Table 1. Nearby towns, 90 days ending October 15, 2026. Source: Unlock MLS.
| Town | Sold | Median sale price | Median days on market | Share of original asking price | For sale | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| Bee Cave | 4 | n/a | n/a | n/a | 7 | 5.2 | None |
| Lakeway | 66 | $707,475 | 58 days | 93.8% | 122 | 5.5 | buyer’s market |
| The Hills | 17 | $904,500 | 81 days | 90.0% | 16 | 2.8 | buyer’s market |
| Dripping Springs | 153 | $630,000 | 62 days | 93.8% | 289 | 5.7 | buyer’s market |
Bee Cave has no reading for the three months because it had too few sales, so the nearby towns are context for your decision and not a stand-in for your street.
Waiting earns its place when it fixes something an inspector would flag. A buyer’s inspector will find the roof, the air conditioning or the plumbing whether the listing went up in October or in March.
Waiting for a different quarter has no support in these numbers, since the record for the latest three months is too short to read. What a price should rest on instead is on Is your Bee Cave home worth more like Falconhead West or Bella Colinas?
A wait also costs another quarter of mortgage and upkeep on a house that is not sold, and the sales record cannot show that. The repairs are the only reason I would ask a seller to accept that cost.
The town figures point one way and your section can point another, so I sort a home by where it sits before answering. If that is you, the fastest way to know is to run your address.
A seller in Falconhead West Ph 01 Sec 01 lists beside one home already on the market, and a seller in Bella Colinas lists alone. The decision comes down to your section, your repairs and your first price, because the town figures cannot weigh those for you.
So for your house: if you listed this month at the price recent buyers have paid, would an inspector’s report change what you would ask?
