When does a Bee Cave listing’s wait for a contract become a problem?

Quick answer

Bee Cave homes that closed in the three months ending October 15, 2026 reached a contract at very different speeds: one in the first month, and two in more than 90 days. In my read, a listing still without a contract after its second month is the point to question the price, the promotion and the product, and the MLS does not record which of the three held any one listing.

How long did Bee Cave homes take to reach a contract?

The sales split between a quick contract, one in the second month and two that took more than 90 days. The table shows the four homes that closed, grouped by days to contract.

Over the past twelve months the typical home reached a contract in 34 days. A quarter this small cannot give its own typical figure, so the year is the better guide to a normal wait and the two slow sales show what a long one looks like. In Falconhead West Ph 01 Sec 01, where nine homes closed over the year, a seller has the most recent contracts to measure a wait against.

The home that went under contract inside the first month is the pace a seller can plan around. The two that took longer show what missing that pace costs: more months of carrying the house.

Is Bee Cave harder to sell in than the Austin metro?

Of the Bee Cave listings that reached an outcome in the last three months, only one failed to sell, which means it expired or was withdrawn without closing. The share is that listing over every listing that either failed to sell or closed: 20.0% in Bee Cave, against 39.9% for the Austin metro.

The Bee Cave figure rests on a single listing, so one more or one fewer would move it a long way. The MLS does not record why any one listing failed, and the reasons below are my read.

So this page is about the longer waits among the homes that did sell. One listing is too small a base to say that Bee Cave is safer for a seller than the metro, so I treat the comparison as context. The town-level reading is on Does a thin Bee Cave quarter mean a weak market, or just a short record?

Did Bee Cave homes close at their first price?

One home closed at or above its original asking price, which is 25.0% of the quarter’s closings. The other three closed under it, and a quarter this small cannot give a typical share of original asking.

Which Bee Cave listings are waiting now?

Many of the homes for sale have already lowered their price. The count of cuts and what the listings ask are on How can a Bee Cave resale stand out when the typical listing has waited three months?

Some listings are already headed to closing, and whether that pipeline changes your timing is on Do homes under contract in Bee Cave make now the right time to list?

How does the latest quarter compare with a year ago?

A year earlier, eight homes closed in the same three months, against four this year. The typical home of the eight reached a contract in 72 days and closed at 87.4% of its original asking price.

This year’s four closings are too few to give a typical figure of their own, so the quarter cannot be set against that 72. It shows how far one quarter can move in a town where a handful of sales make up the record.

What can I change if my Bee Cave listing passes its second month?

Start with the price, because it is the one lever a seller controls before the first showing. Set your first price against the sales that closed in your own section, and ask whether a buyer who read both would see the same number.

Look next at promotion. A listing needs photographs that match the house, a description that names what is different about it, and an answer for every buyer’s agent who calls. The MLS cannot show how well any of that was done, which is why I ask about it at the walkthrough.

Look last at the house. Repairs an inspector would flag are the ones a buyer will raise at the contract, and making them before listing makes it less likely the first price is renegotiated.

Is your home likely to be one of the long waits?

In Bee Cave the odds turn mostly on your section and your first price. If that is you, the fastest way to know is to run your address.

Your situation

A listing in Falconhead West Ph 01 Sec 01 or Bella Colinas meets a few recent sales and a short list of other homes, and the length of its wait comes back to the same three questions: the price, the promotion and the house.

For your home, then: at the price you would start at, with the marketing it would get, where do you expect your wait to land among the closed sales above?

Why does a home wait for a contract?

Chris’s position, WIR positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

The MLS shows prices and days to contract and does not show promotion or the house itself, so Bee Cave’s record can speak to only one of the three, and that is why I start with the first price.
