In the twelve months ending October 15, 2026, Bee Cave homes in Bella Colinas closed at a median $817,500 and homes in the largest Falconhead West section at a median $780,000. In my read a home is worth more like whichever of the two it matches in age, size and condition, and a home in neither is worth what buyers paid for its closest match.

Bee Cave homes sold for $251 per square foot over the past twelve months, against $347 in the twelve months before. That drop is large for a town this size, so I treat it as a thin-sample reading and do not price from it.
Figure 1 sets those sold prices beside what the homes for sale now ask, $303 per square foot. An asking price is what a seller hopes for and a sale price is what a buyer paid, so the gap between them is not a measure of worth.
The median sale price went up over the same two periods, $835,000 against $800,000, so a seller who prices from the median alone and one who prices from the square foot would land in different places. Why the two disagree is on Does a thin Bee Cave quarter mean a weak market, or just a short record?
The subdivision changes the comparison. The typical home in Bella Colinas, built in 2015, sold for $817,500 over the twelve months, and the typical home in the largest Falconhead West section, built in 2008, sold for $780,000.
That section is Falconhead West Ph 01 Sec 01, where nine homes closed, against six in Bella Colinas. Those are small samples, so the gap between them points the way without pricing any one home.
A home in Homestead or Ladera Ph 4A has even less to go on, since each of those had a single closing.
No new build closed in Bee Cave over the past twelve months and no builder lists a home today, so there is no new-build price to set beside a resale. The prices that count are the ones other resales earned, which is why the subdivision comparison above carries so much weight.
What the other resales are asking today, and how many have already cut, is on How can a Bee Cave resale stand out when the typical listing has waited three months?
The latest three months have no median price because only four homes closed, and a median from fewer than five sales says more about those homes than about the town. The twelve months, with 30 closings, are the base I use. A year earlier the same three months closed eight homes at a median $895,000; this year’s four closings give no median to set against it.
How long the homes in that quarter waited for a contract is on When does a Bee Cave listing’s wait for a contract become a problem?
Over the twelve months, homes closed at 94.2% of their original asking price, which is the sale price a buyer actually put on the contract. That share is a reading for the town overall, and a price point changes which market a home is in. The latest three months had too few sales to give a share of their own.
Original asking is the price a seller opened at, so a share below the full asking price means the typical seller conceded part of it before closing. In my read, opening nearer to the closed sales in your own section is how a seller avoids most of that concession. Whether to list now at that price is on Do homes under contract in Bee Cave make now the right time to list?
The listings still on the market are covered on How can a Bee Cave resale stand out when the typical listing has waited three months?
An appraised value rests on sales that have already closed, which is why it can trail what the next buyer will pay in either direction. A buyer’s lender orders its own appraisal after a contract is signed, so a price that runs ahead of the closed sales has to be settled between the two sides. I do not predict what an appraiser will find for any home.

Every figure above is a median of other houses, and a median from nine sales in Falconhead West Ph 01 Sec 01 or six in Bella Colinas does not know your kitchen, your lot or your roof. The walkthrough is the only route to a number for yours, because it is the one step that looks at your condition and your street.
So for your house: would a buyer comparing it with the Bella Colinas and Falconhead West Ph 01 Sec 01 sales see it as closer to one, or to neither?
