In the three months ending October 15, 2026, only 4 homes closed in Bee Cave, which is too few to give the quarter a reading. Over the twelve months the town reads balanced, with homes closing at 94.2% of original asking, so in my read the quarter is a short record and the year gives the reading. That reading is for Bee Cave as a whole, and a price point changes which market a home is in.

Over the past year Bee Cave has been a balanced market. Homes closed at 94.2% of their original asking price over the past twelve months, which falls in the balanced range by the rule I use. That reading is for the town overall, and a price point changes which market a home is in.
The last three months carry no reading of their own. Only 4 homes closed, against 8 in the same three months a year earlier, and I read a quarter on its own only when at least ten homes closed in it. Below that, the twelve months give the reading, and they hold 30 closings.
Months of inventory is the supporting number, meaning how long it would take to sell every home on the market if no new ones came on. Bee Cave stands at 5.2 months, against 6.0 for the Austin metro.
Supply reads tight while sale prices read balanced because the 5.2 months is paced on the last three months, when few homes closed. Set against the pace of the full year, the same homes for sale come to 2.8 months.
Table 1 sets the town beside the Austin metro on the same measures.

Per square foot, prices are lower: $251 over the past twelve months, against $347 in the twelve months before.
The median sale price moved the other way, $835,000 against $800,000 over the same two periods. A median and a price per square foot can disagree when the homes that sold differ in size and type from one year to the next, and the drop is large for a town this size, so I treat the per-square-foot figure as a thin-sample reading and price from neither measure alone.
Closings were level across the two years, 30 against 31. In a town this size I treat any one price as a guide to the year, and the quote for your house comes from the walkthrough.
Falconhead West and Bella Colinas account for the most closings. Over the past twelve months, nine homes closed in Falconhead West Ph 01 Sec 01 and six in Bella Colinas, and every other subdivision on the list had a single closing.
The homes that sell here are established ones. None of the homes that closed in the last three months was built after 2014, and no new build closed in Bee Cave over the past twelve months. Builders list none of the homes for sale either. Who else is for sale, and what they ask, is on How can a Bee Cave resale stand out when the typical listing has waited three months?
A seller in Homestead or Ladera Ph 4A sits in a subdivision with one closing in the year, so the nearest useful sales may belong to a different section.
The biggest risk is pricing beside listings that have already conceded once. 57.1% of the homes for sale in Bee Cave sit below their original asking price, and a seller who opens above the street’s recent cuts has to explain the gap.
The second risk is the short record. When a quarter produces only a handful of closings, a seller can end up pricing from one or two sales, which is why I weigh the full year first.
Each question has its own page, and the order depends on what you are deciding.
This report describes the town as a whole, and your own street may read differently. Run your address to see where your part of Bee Cave stands.
A seller in Falconhead West Ph 01 Sec 01 or Bella Colinas has neighbors’ sales to point to, and a seller in a section with a single closing is working from a record of one. Either way the town as a whole is balanced, and the homes for sale beside yours have already come down on price.
For your house, then: if a buyer holds your first price up beside the sales in your section, what would you point to?

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
Over the twelve months, Bee Cave homes closed at 94.2% of their original asking price.

Primary records used: Unlock MLS (ACTRIS) listing and closing records via MLS Grid for Residential properties in the MLS city of Bee Cave; the Travis Central Appraisal District holds the record for any specific parcel. Known unknowns: WIR’s New Construction Inventory sheet carried no rows for Bee Cave builders or communities when it was read, so this page publishes no builder price range, incentive or rate; Bee Cave has no neighborhood pages yet; no price range had enough sales in the last three months to chart; and the MLS does not record why an individual listing failed to sell.
