In the three months ending October 15, 2026, the typical Wimberley home took 89 days to go under contract, and the sales divide into quick ones and slow ones. In my read the first price is the problem more than the market, because a home that misses at its first price waits for a cut, from Woodcreek to the rest of town. The MLS does not record why a listing sells or does not, so that is my reading and not a record.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

18 Wimberley homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on Selling in Wimberley, TX? What a mostly resale market means for your price, and every number on this page is also broken out in the tables on Is Wimberley carrying too many homes for sale? What the 78676 numbers show.
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
A larger share of Wimberley listings failed to sell than in the Austin metro. A listing failed to sell if it expired or was withdrawn without a sale, and the share is those listings over every listing that reached an outcome either way in the last three months: 55.5% in Wimberley, against 39.9% for the metro.
The MLS keeps no record of why a listing failed, so the reasons below are my read. The chart below shows how long each sale took to reach a contract.
Wimberley is slow against the metro: the typical home took 89 days to go under contract here and 56 days across the Austin metro in the same three months.
The sales sort toward the two ends. 13 homes went under contract inside a month, and 24 took more than 90 days.
Table 1. How long the 49 homes that sold in Wimberley took to go under contract, cumulative days on market to contract, 90 days ending October 15, 2026. Source: Unlock MLS.
| Days on market | Homes sold |
|---|---|
| 30 days or less | 13 |
| 31 to 60 days | 6 |
| 61 to 90 days | 6 |
| More than 90 days | 24 |
The two middle groups in the table are the smaller ones, 6 homes each.
In my read, most sales land at one end or the other, and the first price decides which. A buyer who finds a home priced where recent sales support it goes under contract in the first month, and a home priced above that waits for a cut.
Most homes for sale in Wimberley have already come down from their first price. 59.7% are priced below their original asking price, against 58.9% for the metro, so cuts alone do not set Wimberley apart. The typical listing has been on the market 83 days so far.
In my read, those cuts mostly follow a first price that buyers passed on.
Those cuts reach both builders and resales, and who is cutting, listing by listing, is on Which Woodcreek or other Wimberley homes will your buyer tour instead?
The sellers who closed met buyers below their first price. Only 5 homes closed at or above their original asking price, and the resales that sold closed at 94.9% of it.
Only four new builds sold in the three months, which is too few for a comparison, so the resale figures are the Wimberley picture. What a resale sold for, in dollars and per square foot, is on Is the Wimberley median price the right number to price your home to?
My view of what decides speed in the first weeks is on the Manor page How long does it take to sell a home in Manor, and what speeds it up?
Compare your price with the closings in your own range, and set aside the town median, which mixes every kind of home. If the closest sales closed well below your first price, that gap is the first thing a buyer sees.
Then look at the home through a buyer’s eyes. A home that needs nothing before a showing waits less for an offer than one that hands the buyer a list of repairs, and a slow reply to a buyer’s inquiry sends the showing to another house.
Whether to cut now, relist or hold is the timing question on Sell your Wimberley home now, or wait? Three months and a year disagree.
Only three price ranges have enough sales to read days to contract over the last three months, and each is a small sample, so I do not print a number for any one of them here.
The twelve-month reading for every range is in the scoreboard on Is Wimberley carrying too many homes for sale? What the 78676 numbers show.
Several of the things that decide the outcome are ones you can check before you list. If that is you, the fastest way to know is to run your address.
What a buyer would pay for your home is on Is the Wimberley median price the right number to price your home to?
A Wimberley listing, whether in Woodcreek or Hill Country Ranches, is judged first on its price and then on how long it waits for a showing.
For your home, then: at the price you would start at, with the marketing it would get, would a buyer choose yours in the first month, or would it wait for a cut?

Chris’s position, WIR positions library, approved September 9, 2026.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
In my read, the split fits the price reading: among homes that sold, 13 sold inside a month and 24 took more than 90 days.
