Is Wimberley carrying too many homes for sale? What the 78676 numbers show

Quick answer

Wimberley carries 12.6 months of inventory, more than the Austin metro, yet homes closed at 94.6% of original asking in the three months ending October 15, 2026, so the town reads balanced overall. A price point changes which market a home is in. In my read, that shelf is deep enough that the first price matters more than the town reading does.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How does Wimberley stack up against Dripping Springs, San Marcos and Blanco?

Wimberley carries the most months of inventory of the four, with Blanco close behind and Dripping Springs the fewest, as Table 4 shows. Dripping Springs and San Marcos both closed below 94% of original asking, a buyer’s market for those towns overall, while Wimberley closed at 94.6%. A price point changes which market a home is in.

Blanco closed only 8 homes in the three months, which makes its row a small sample.

Which market is my price range in?

No price range in Wimberley reached 10 sales in the last three months, so there is no 90-day range table to show here. I read every range on the twelve-month basis, each reading is for that range as a whole, and ranges with fewer than 10 sales over the year are a small sample. The town reads as a buyer’s market on twelve months, so a range that reads balanced is the one that differs.

Balanced on twelve months:

Do these numbers describe your home?

These figures cover the town and its ZIP code, while your home is a single sale inside them. Which part of 78676 a buyer would put yours in is something your address answers.

Your situation

Taken together, the tables describe a town and a ZIP code. They say nothing about the listings a buyer would see on the same afternoon as yours, or where your first price would stand among them.

For your home, then: of the 206 homes for sale, which few would a buyer put next to yours?

Why do I watch months of supply?

Chris’s position, WIR positions library, approved September 9, 2026.

Months of supply is the number I watch. It means: if no more homes came on the market, how long would it take to sell everything listed at the pace homes are selling now. Seven-plus months sounds bad and for the average listing it is.

Wimberley’s 12.6 months comes from 206 listings against 49 sales in the last three months, so the shelf is deep while the sales that did close still landed in the balanced range. The shelf tells you how many other homes your buyer can choose from, and the closings tell you what they paid.
