As of October 16, 2026, the listings your Wimberley buyer tours instead of yours are mostly other resales, with 186 resale listings for sale. Most of the town’s busiest subdivisions are Woodcreek sections, and 109 resale listings are priced below where they started. In my read, the house your buyer tours next has often already cut its price, and yours is judged against that cut more than against any builder.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

18 Wimberley homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on Selling in Wimberley, TX? What a mostly resale market means for your price, and every number on this page is also broken out in the tables on Is Wimberley carrying too many homes for sale? What the 78676 numbers show.

Other resales are the main competition in Wimberley, which has 186 resale listings and 20 builder listings. A buyer who tours your home on a Saturday is most likely touring another home that has been lived in.
That changes what a seller prices against. The neighbor’s listing, its condition and its price are the comparison, and a builder’s price list is a smaller part of it than in a town where builders fill the street. The chart below shows who the builders are.
Builders are a small group here, and none is large. The MLS shows 17 builder names among the 20 listings, no builder has more than two, and Philip Allen Homes, Mercury Re Solutions and River Hutchinson Homes have two each.
Table 1. Builder listings in Wimberley by builder name on the MLS record, as of October 16, 2026; 20 builder listings of 206 homes for sale. Source: Unlock MLS.
| Builder | Listings | Asking range | Median asking |
|---|---|---|---|
| Philip Allen Homes | 2 | $409,999 to $478,500 | $444,250 |
| Mercury Re Solutions | 2 | $339,000 to $399,000 | $369,000 |
| River Hutchinson Homes | 2 | $494,000 to $788,500 | $641,250 |
| Asera Homes | 1 | $495,000 to $495,000 | $495,000 |
| Banks Chisholm | 1 | $789,000 to $789,000 | $789,000 |
| Dis Lone Star Development | 1 | $349,900 to $349,900 | $349,900 |
| Cory Pavlica | 1 | $379,000 to $379,000 | $379,000 |
| Cre Custom Homes | 1 | $815,000 to $815,000 | $815,000 |
| Deft Property Investments | 1 | $359,500 to $359,500 | $359,500 |
| Garza Custom Builders | 1 | $599,000 to $599,000 | $599,000 |
Builder listings ask from $339,000 to $3,700,000, so a builder home can sit near almost any resale. They list in Oak Orchard Enclave, Wagon Wheel Sec 1, Wimberley Spgs Sec 1 and a run of Woodcreek sections.
Woodcreek Sec 19 and Woodcreek Sec 20 have the most homes for sale of any subdivision on the list, 9 each, so in my read a buyer touring one of them sees several homes in a row.
Table 2. Wimberley subdivisions by closings in the twelve months ending October 15, 2026, with the median build year of what sold and the count for sale as of October 16, 2026. Source: Unlock MLS.
| Subdivision (MLS name) | Sold, twelve months | Median sale price | Median build year | For sale |
|---|---|---|---|---|
| Woodcreek Sec 6-C | 11 | $515,000 | 2007 | 3 |
| Woodcreek Sec 19 | 11 | $462,000 | 2025 | 9 |
| Wimberley Spgs Sec 1 | 8 | $832,000 | 2024 | 1 |
| Woodcreek Sec 20 | 6 | $460,000 | 2012 | 9 |
| Hill Country Ranches | 6 | $802,500 | 2011 | 5 |
| Woodcreek Sec 9-B | 6 | $490,000 | 2014 | 5 |
| Woodcreek Sec 9A | 6 | $261,000 | 2015 | 3 |
| Woodcreek | 5 | $420,000 | 2015 | 1 |
| Woodcreek Sec 2 | 5 | $437,000 | 1984 | 3 |
| Woodcreek Sec 22 | 4 | n/a | n/a | 3 |
Wimberley Spgs Sec 1 and Hill Country Ranches sit at the top of the price scale, with typical sale prices of $832,000 and $802,500 over the past twelve months and few homes for sale in either.
Woodcreek Sec 6-C is the older, resale side of Woodcreek. The typical home that sold there was built in 2007, so a seller there is more likely to be weighed against another resale than against a new home.
In my read, a builder matters most where a builder community sits beside your street. Woodcreek Sec 19 is the clearest case, because the typical home that sold there was built in 2025 and builders list there now, so a buyer can walk a new home and a resale in the same visit. Wimberley Spgs Sec 1, where the typical home that sold was built in 2024 and builders list, is another.
Elsewhere in town the builder is a minor part of the tour. Builders hold 9.7% of the homes for sale, which leaves the neighbor’s resale as the listing a buyer is most likely to weigh against yours.
14 builder listings are priced below where they started, and the typical builder listing has been on the market 105 days so far.
In my read a cut usually arrives after the first buyers have looked. A buyer who tours a home that has cut and then tours yours is measuring your first price against a number that has already come down.
Whether that should change when you list is on Sell your Wimberley home now, or wait? Three months and a year disagree.
A resale wins on condition and on a price set to what has closed. In my read, it earns its place on the tour by being move-in ready and by opening where recent sales support it, because the buyer on that tour has already seen homes that cut.
What the competing listings ask, and how that compares with what sold, is on Is the Wimberley median price the right number to price your home to? How long homes here take to reach a contract is on Is a slow Wimberley market the problem, or is it the first price?
My view of what a buyer compares, built on Manor’s builder-heavy data, is on What is your Manor home competing against? The houses your buyer tours that same afternoon. The tables for every measure are on Is Wimberley carrying too many homes for sale? What the 78676 numbers show.
That depends on your part of town, and an address tells us more than the town figures do. If that is you, the fastest way to know is to run your address.
How the sales around you split between quick and slow is on Is a slow Wimberley market the problem, or is it the first price?
Wimberley has 206 homes for sale, from Woodcreek to Hill Country Ranches, and a buyer looks at a handful of them. The ones that matter to you are within reach of your price, and most of them are resales.
