Why did Travis Country’s typical sale fall as buyers kept coming?
Quick answer
A different mix of homes sold, which pulled the typical sale down, and each foot brought slightly less. Travis Country closed 46 homes this past year at a typical $747,500, as a balanced market for the neighborhood. Homes went under contract fast and very few are for sale.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Why did the Travis Country median fall?
Partly the mix, partly price. The homes that sold this past year were about the same size as the year before, and price per square foot came in a few dollars lower, so the drop in the typical sale is bigger than the drop in value per foot. The table shows each year side by side.
Table 1. Travis Country sales in each period, from the MLS subdivision records for Travis Country in West Austin. Each row stands on its own. A median is left out when a period has fewer than 5 sales. Figures describe the public (MLS) side only. 5 Travis Country homes were for sale as of October 21, 2026. Source: Unlock MLS.
| Period | Sold | Median sale price | Price per square foot (median) | Median days on market | Share of original asking price | Median living area (square feet) | Median build year |
|---|---|---|---|---|---|---|---|
| Twelve months ending October 20, 2026 | 46 | $747,500 | $362 | 22 days | 96.4% | 2,046 | 1980 |
| Prior twelve months (October 21, 2024 to October 20, 2025) | 33 | $835,000 | $369 | 28 days | 96.2% | 2,078 | 1982 |
A median is the middle sale, so a year with more of the smaller 1970s plans in the middle pulls it down even when no one house lost much.
Is Travis Country a good place to sell right now?
On the record, yes, for a house priced right. It closed as a balanced market for the neighborhood as a whole, the typical home went under contract in about three weeks, and only a handful of houses are for sale.
More sales and a lower price per foot mean buyers are coming out of the woodwork in Travis Country, and prices are still going down a little. Few listings here fail to sell, which says buyers are waiting for the right house at the right price.
Which Travis Country price ranges are moving?
The $700,000s closed as balanced and the $800,000s as a seller’s market for that range, the only two with enough sales to read.
Table 2. Travis Country homes by price range, twelve months ending October 20, 2026; homes for sale as of October 21, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Figures describe the public (MLS) side only; ranges at $1M and above trade largely on a broker-to-broker private network, so days on market and failed-to-sell figures are not shown for them. | Price range | Sold | Median sale price | Median days on market | Share of listings that failed to sell | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |

What should a Travis Country seller fix first?
What an inspector will find. Most homes here date from the late 1970s and early 1980s, and a buyer touring an updated house on the next street will price yours by its roof, windows and systems before its finishes.
- Handle the repairs that show up on an inspection before you list.
- Price from this year’s closed sales, not last year’s.
- Update cosmetically only if the house looks a generation behind the others for sale.
Your situation
Travis Country buyers are active and supply is thin, while price per foot eased slightly. A well-kept house priced to this year’s sales has the field mostly to itself.
The question for your house is how it compares with the updated homes that sold nearby, and what to fix first.
