What does the public record miss about selling in Lake Pointe?
Quick answer
The private lakefront sales, while the public side shows bigger homes selling for more per foot. Lake Pointe closed as a balanced market for the neighborhood overall this past year, with few listings and most of them still at their first price. Much of the lakefront market here trades privately and never shows up.
Public-record median: $1,025,000 for Lake Pointe sales recorded in the MLS, twelve months ending October 20, 2026. It is the bottom of the record. Lakefront Lake Pointe sales that would raise it often trade privately and never reach the MLS, and lots here rarely sell for under a million dollars.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Why did the Lake Pointe median rise?
Both size and price per foot went up. The homes that sold this past year were larger than the year before and brought more per square foot, which together carried the median to $1,025,000. That is a real gain, not only a change in which homes sold.

Is Lake Pointe a seller’s market?
Balanced, for the neighborhood as a whole, after a stronger year before. Supply is light, and fewer than a third of the homes listed now have cut, which is unusual in West Austin.
Half of Lake Pointe’s sales are above a million dollars, so the MLS figures here describe the public side only. Days on market and unsold listings are not published for a neighborhood at this price, because the private network handles part of the business.
Is anyone building in Lake Pointe?
Barely. Capitex Homes has one new home listed; the rest of the neighborhood was built around the turn of the century.
