What keeps some Apache Shores listings from selling?
Quick answer
Mostly price against a deep supply. Apache Shores closed 29 homes this past year at a typical $515,000, a balanced market for the neighborhood, yet more listings ended unsold than sold. The homes that sold came close to their first asking price.

How many Apache Shores listings fail to sell?
More than half of those that ended this past year. Apache Shores has steady buyers for a well-priced house and a long list of owners who opened high and came off the market. The table shows the periods, and the share that failed to sell is in its own row.

Why listings stall, and what the ones that closed did first, is on Why do some West Austin homes sell while others sit?
Did Apache Shores prices go up?
The typical sale did, because slightly bigger homes sold. Price per square foot slipped a little, so value per foot is about flat. Homes that sold went for close to their original asking price, a better result than the year before, which is why the neighborhood moved from a buyer’s market to balanced for the neighborhood as a whole, whatever your own price range.
What is an Apache Shores home up against?
A lot of supply. On the twelve-month pace there are several months of homes for sale, and the Lake Travis ZIP around it has the heaviest supply in West Austin. Hausman Homes has a new home listed, but resales are the real competition.

Sell now, or wait?
- Sell now if your asking price is based on this year’s closed sales, not last year’s, and you are ready to open near what buyers paid.
- Sell now if the house is ready on its first weekend; the sellers who got out here mostly did.
- Wait if you would need to open high and hope, because that is how most Apache Shores listings ended unsold.
Your situation
Apache Shores sells homes that are priced right and leaves many others unsold. Buyers paid close to asking for the ones they wanted.
So the question for your house is whether its first price puts it in the group that sold.
