What does Sweetwater Ranch’s falling typical sale mean for yours?
Quick answer
Less than it looks: the drop came mostly from smaller homes selling, with a small dip by the foot as well. Sweetwater Ranch slipped into a buyer’s market for the neighborhood overall this past year, as homes sold further below their first asking price than the year before. Supply is heavy and half the listings have cut.
Public-record median: $625,000 for Sweetwater Ranch sales recorded in the MLS, twelve months ending October 20, 2026. It is the MLS record only. Any private sale in this part of Lakeway is not in it.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Why did the Sweetwater Ranch median drop?
The homes that sold were smaller. The typical home that closed this past year had less living area than the year before, so the median fell to $625,000; price per square foot slipped only a few dollars. A median is the middle sale, and when the middle home gets smaller, the median price drops with it.

Is Sweetwater Ranch a buyer’s market now?
Yes, for the neighborhood as a whole. Homes closed just under the 94% line of original asking where my rule calls it a buyer’s market, after a balanced year before. Supply on the twelve-month pace is heavy for Lakeway, and half the homes for sale have cut.
Sales ticked up while price per foot fell, so more buyers are coming out of the woodwork here, and prices are still going down. A good share of listings came off the market unsold this year, which is the cost of opening high in this market.
What is a Sweetwater Ranch home up against?
Other resales of the same age. Nearly every home here was built in the last decade, so a buyer is choosing among similar plans and judging upkeep, lot and price. New construction in nearby Sweetwater and Provence adds another option at a higher price, laid out on How do Lakeway and Bee Cave resales compete in 78738?
Sell now, or wait?
- Sell now if your asking price is based on this year’s closed sales, not last year’s, and the house shows well against similar plans.
- Sell now if you can open below the cut listings near you and draw the first buyers.
- Wait if the house needs work, because buyers here have plenty of similar homes to choose from.
In the coming-soon stage the home also goes to the 4,000 cash buyers in my black book, not counting buyers using traditional financing, and you pick the best option.
Your situation
Sweetwater Ranch has more homes for sale than it used to and buyers who can take their time. Smaller homes sold, the typical price fell, and half the listings have cut.
Your question is how to be the house a buyer picks among several similar plans at your price.
