Top-Rated Real Estate Agents for Texas Buyers and Sellers

Selling a Taylor resale? Which listings will your buyer weigh against yours?

Quick answer

As of October 16, 2026, builders hold 14.7% of the homes for sale in Taylor, so in my read the homes your buyer weighs against yours are mostly other resales, and 89 resale listings are priced below where they started. The new homes that do compete sit in Castlewood, Castlewood South and Spring Creek, where Coventry Homes lists the most.

Who is building the homes for sale in Taylor?

Coventry Homes lists the most builder homes in Taylor, ahead of Starlight Homes and DRB Homes, and the MLS shows 6 builder names in all, against 145 resale listings that each have their own seller and their own price. Table 1 lists each one with its asking range, and the chart below shows where they sit.

BuilderListingsAsking rangeMedian asking
Coventry Homes12$247,900 to $349,900$294,650
Starlight Homes6$258,381 to $349,240$301,990
DRB Homes3$249,990 to $299,990$264,990
Metropolitan Development2$389,000 to $449,000$419,000
Jose Olmos1$360,000 to $360,000$360,000
Mondel Homes1$629,000 to $629,000$629,000

Builder asking prices run from $247,900 to $629,000, and the top of that range is a single Mondel Homes listing. The other builders ask far less, which is why no single builder number describes the competition for a given house.

Coventry Homes alone has 12 listings, and its asking range runs from $247,900 to $349,900. A resale priced in that stretch is priced beside a builder with several homes for sale at once.

Which Taylor neighborhoods are closing the most homes?

The three busiest subdivisions over the past twelve months are builder communities. Spring Creek closed 34 homes over the past twelve months, Castlewood South 20 and Castlewood 14, and the typical home that sold in each was newly built.

Table 2. Taylor subdivisions by closings in the twelve months ending October 15, 2026, with the median build year of what sold and the count for sale as of October 16, 2026. Source: Unlock MLS.

Spring Creek has 3 homes for sale now, Castlewood South has 6 and Castlewood has 12, so Castlewood has the most homes for sale of the three.

Doak Add is the older neighborhood on the list. The typical home there dates to 1942, 12 sold over the year, and 12 are for sale. If you live there, your buyer is more likely weighing you against other resales than against a builder.

Is a builder competing at my price?

Builders are a real presence in some price ranges and nearly absent from others. Table 3 shows the new builds for sale in each range that had at least 10 sales in the last 90 days.

Table 3. Taylor homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

$350,000 to $399,99911$360,000141113.8balanced

Of the two ranges in the table, the $250,000 to $299,999 range has the most new builds for sale, and the $350,000 to $399,999 range has barely any.

The $300,000 to $349,999 range has more builder listings than any other range, but only 9 homes sold there in the last three months, so it does not appear in the table. On the twelve-month basis it reads balanced for that range.

What are the other resale sellers doing?

Resale sellers in Taylor have mostly cut already, and a buyer who sees a cut listing beside yours reads your first price against the corrected one.

Builder listings ask a median $300,365 and resale listings ask a median $309,000, so on asking price a new home and a resale sit close together. In my read, a buyer choosing between them looks at condition and at how much the seller has already cut.

When the house next on a buyer’s list has dropped its price, your first price has to hold up beside it. Whether that changes your timing is on Sell your Taylor home now, or wait? See how homes at your price fared

In my read, a first price set against the corrected field starts level with the neighbors, and a first price set against last year starts behind them.

Where does a resale come out ahead?

In my read, a resale wins on condition and on a first price set where recent sales support it. That is how it earns a place on a tour that also includes a builder listing in Castlewood or the cut resales around it.
