In the three months ending October 15, 2026, Taylor homes took a median 62 days to go under contract.
In my read, the first price decides which camp a listing lands in: the homes that went under contract in the first month, or the 24 that took longer than three months.

86 Taylor homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on Why can a balanced Taylor market still be a hard one to sell in?, and every number on this page is also broken out in the tables on What can the 76574 numbers tell a Taylor seller, and what can they not?
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Taylor sellers got out less often than sellers in the Austin metro. Over the last three months, 55 Taylor listings expired or were withdrawn without a sale, which is 45.8% of every listing that reached an outcome either way, against 39.9% for the Austin metro.
Expired means the listing agreement ran out with no contract, and withdrawn means the seller pulled the listing. The MLS holds no reason for either one, so anything I say below about why a listing failed is my read. I read these figures for the whole town, from Doak Add to Spring Creek, because the MLS record does not break failed listings out by subdivision.
The chart that follows shows the days to contract for the homes that did close.
Taylor runs slow against the Austin metro’s typical 56 days, and a seller should plan for that.
The clock splits Taylor sales into two camps. 19 homes went under contract inside the first month and 24 took more than 90 days, with fewer in between.
Table 1. How long the 65 homes that sold in Taylor took to go under contract, cumulative days on market to contract, 90 days ending October 15, 2026. Source: Unlock MLS.
| Days on market | Homes sold |
|---|---|
| 30 days or less | 19 |
| 31 to 60 days | 13 |
| 61 to 90 days | 9 |
| More than 90 days | 24 |
A median hides that divide. In my read, which camp a listing joins depends mostly on the first price, the one thing a seller fully controls on day one. A price set against recent closings in the seller’s own range puts a listing in the first camp more often than a price set against last year’s number.
Cutting is the rule among Taylor’s current listings. Right now 101 homes are priced below their original asking price.
Both kinds of seller are cutting. Resale listings have been on the market a median 65 days so far and builder listings 71, and the typical listing overall has been up 68 days, so a buyer scrolling the list meets old listings of both kinds.
Whether that should change when you list is on Sell your Taylor home now, or wait? See how homes at your price fared
Few of them held their first price, meaning the original asking price when the home first listed. Only 12 homes closed at or above it, and new builds did better against it than resales did.
Resales reached a contract sooner, a median 52 days against 66 for new builds.
In my read, that speed was bought with price: resales closed at 92.8% of original asking and new builds at 95.6%, and a resale that sells in weeks has usually met the buyer below the first number.
What the two kinds of home sold for per square foot is on Is last year’s Taylor sale price the number your buyer will use? Who is listing beside you is on Selling a Taylor resale? Which listings will your buyer weigh against yours?
Where a home sits on the price ladder changes the picture. The $250,000 to $299,999 and $350,000 to $399,999 ranges had enough recent sales to call, and both closed in balanced territory or better for that range. The days to contract for each are on Sell your Taylor home now, or wait? See how homes at your price fared
The $300,000 to $349,999 range has few recent sales, so I read it on the twelve-month basis, where it reads balanced for that range. On that basis 54 homes sold, and 33 are for sale today.
The ranges with enough recent sales are tabled on What can the 76574 numbers tell a Taylor seller, and what can they not?
Open at a price the last three months of closings in your range support, and answer every buyer inquiry quickly. Those are what a seller holds from day one.
In my read, the first price is where to spend the most care, since the sold homes above show Taylor resales reaching a contract sooner but closing lower against their first price.
A handful of things raise or lower the odds, and you can check most of them yourself. Run your address and I will check the rest.
What a buyer would pay for your home is on Is last year’s Taylor sale price the number your buyer will use?
In Taylor the price question is the loudest, because most of the homes beside yours, from Doak Add to Castlewood and Spring Creek, have already cut.
At the price you would start at, with the marketing it would get, would a buyer pick yours over the cheaper resale or the builder listing nearby?

Chris’s position, WIR positions library, approved September 9, 2026.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
In Taylor, 101 homes for sale are already priced below where they started.
