Taylor reads balanced in the three months ending October 15, 2026, with homes closing at 94.2% of original asking. That is the reading for the town overall, and a price point changes which market a home is in. In my read, balanced is still hard to sell in here because most of the homes for sale are resales that have already cut, so a first price has to be set against them.

86 Taylor homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page is also broken out in the tables on What can the 76574 numbers tell a Taylor seller, and what can they not?

Balanced is the reading for Taylor overall, though it carries more supply than the Austin metro. Months of inventory means how long it would take to sell every home for sale if no new ones came on, and the town and metro figures sit side by side on What can the 76574 numbers tell a Taylor seller, and what can they not?
Supply on its own would point to a looser market. In my read, the share of first asking that buyers paid, 94.2% over the last three months, is what sets the reading, and I look at it before months of supply.
The town figures include homes the MLS places in Coupland, Thrall and Granger. The ZIP code 76574 lists 125 homes for sale against the town’s 170 and reads balanced too. Spring Creek, Castlewood South and Castlewood are the three busiest subdivisions by closings over the past twelve months. The chart below sets months of inventory for the town and the ZIP beside the metro.
New builds were 35.4% of the homes that closed in the last three months, and the rest were resales. On the listing side builders hold a minority, which makes this mostly a market of resales listed against resales.
The three busiest subdivisions are builder communities. Spring Creek closed 34 homes over the past twelve months, Castlewood South 20 and Castlewood 14, and the typical home that sold in each was newly built.
Doak Add, where the typical home dates to 1942, closed 12 homes and has 12 for sale.
In my read, the house a buyer sees next to yours is usually another resale, except near the builder communities. The builders, their prices and the communities are on Selling a Taylor resale? Which listings will your buyer weigh against yours?
Closings were 258 over the past twelve months, against 290 over the twelve months before.
Fewer sales is the record a seller is pricing against, and it is why I start a Taylor conversation with the last three months of sales in the seller’s own price range. What the prices did over the same stretch, and what that means for your own number, is on Is last year’s Taylor sale price the number your buyer will use?
Taylor is a slow market by the clock, and I would rather say so plainly. The typical home that closed took 62 days to go under contract, against 56 for the Austin metro, and a seller who needs a firm date should plan for that.
How the days spread across fast and slow sales, and what the homes that sold did differently, is on Why aren’t homes selling in Taylor? What the homes that did sell tell you
Price cuts beside you carry the most weight. 59.4% of the homes for sale in Taylor are priced below where they started, so a first price that ignores them gets compared with listings that have already corrected.
A price range with few recent sales is harder to read. In the $300,000 to $349,999 range only 9 homes sold in the last three months, so I read it on the twelve-month basis, where it reads balanced for that range.

These are town numbers, and your home may sit away from them. Run your address and I will show you which part of Taylor a buyer would compare you with.
A seller who reads the whole town as one market is the one most likely to misjudge it. Most of what is for sale is resale, and the three busiest subdivisions are builder communities such as Spring Creek and Castlewood, so the comparison your buyer draws depends on the street you live on.

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
In Taylor you can see the gap in the flow of homes. Sellers added 106 new listings over the last three months, and buyers closed on 65.

Primary records used: Unlock MLS (ACTRIS) listing and closing records via MLS Grid for Residential properties in the MLS cities of Taylor, Coupland, Thrall and Granger and the 76574 ZIP code; the Williamson Central Appraisal District holds the record for any specific parcel. Known unknowns: WIR’s New Construction Inventory sheet carried no rows for Taylor builders or communities when it was read, so this page publishes no builder price range, incentive or rate; Taylor has no neighborhood pages yet; and the MLS does not record why an individual listing failed to sell.
