Among the Lockhart homes that sold in the three months ending October 15, 2026, the typical home took 64 days to go under contract, against 56 across the Austin metro, and the spread was wide. In my read the spread follows price before anything else: the lowest-priced range, where Summerside’s typical sale falls, moved fastest, and a home asking more than recent buyers paid in its range waits.

44 Lockhart homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Most Lockhart sellers who list do sell. Among listings that reached an outcome in the last three months, 33.9% failed to sell, meaning the listing expired or was withdrawn without a sale, against 39.9% across the Austin metro.
The MLS gives no reason for any one listing that failed to sell, so everything below about causes is my read. The chart below shows how long the homes that did sell took to reach a contract.
Lockhart is a slow market, and the split shows it. More homes took over three months to go under contract, 26, than went under contract inside a month, 20.

| Days on market | Homes sold |

| 31 to 60 days | 13 |

| More than 90 days | 26 |
Only 13 homes landed in each of the two middle groups, which tells me a Lockhart listing tends to go quickly or to wait, with fewer landing in between.
Speed differs a lot by price range. These are the typical days to contract in the four ranges with enough sales in the last three months.
The $300,000 to $349,999 range was the slowest of the four ranges with enough sales.
A quick sale in Lockhart is still a discounted one. The $200,000 to $249,999 range moved fastest and closed at 93.6% of original asking, a buyer’s market for that range.
Summerside, the busiest subdivision in town, had a typical sale of $222,990 over the past twelve months, inside that fastest range.
In the last three months, 97 new listings came on the market while 72 homes sold, so a new listing in Lockhart is one of many a buyer can pick from.
In my read that matters most in the $250,000 to $299,999 range, which already has more homes for sale than any other.
They came down to meet buyers. The typical Lockhart home closed at 91.7% of original asking, against 94.3% across the Austin metro.

What I think decides speed in the first weeks is on the Manor page How long does it take to sell a home in Manor, and what speeds it up?
Most of the homes for sale in Lockhart are priced below their original asking price.
The cuts run across both kinds of seller, since most builder listings and most resale listings sit below where they started, and the typical builder listing and the typical resale listing have both been up 42 days so far.
Cuts are not spread evenly. In the $300,000 to $349,999 range, the slowest of the four ranges with enough sales, most homes for sale have cut, and in the $200,000 to $249,999 range, the fastest, fewer than half have.
Whether that should change when you list is on How do you time a Lockhart sale when most listings have cut their price?
Start with the closings in your own range. In the $250,000 to $299,999 range buyers paid 92.8% of original asking, so an opening price that assumes full price starts above what that range has paid.
Then look at the homes for sale near your price that have already cut. In my read, a buyer who has seen a reduced price on a comparable house will judge yours against it, whatever number you hoped for.
The product and the promotion are the other two checks. For the product, it is an inspector’s list of deferred repairs. For the promotion, in my read, it is whether every buyer inquiry gets a prompt answer.
A few things raise or lower the odds, and you can check most of them yourself. If that is you, the fastest way to know is to run your address.

The split above puts quick sales and long waits in the same town, so the town figure cannot say which one your listing will be. A Summerside home and an older resale in Parkway are weighed against different competition.
For your home, the question is which side of that split it would land on, and which of price, promotion or product a buyer would notice first.

Chris’s position, WIR positions library, approved September 9, 2026.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
Lockhart’s numbers fit the first part of that: most homes for sale have already come down from their first price.
