As of October 16, 2026, builders hold most of the homes for sale in Lockhart’s $400,000 to $449,999 range and the range above it, and in my read they set the ceiling there. Below those, the neighbor’s resale is most of the competition. A price point changes which of the two your home is up against.

Meadows at Clear Fork, South Park Place and Parkway are older communities, with a typical home built in 2010, 1971 and 1995. If you own in a community like those, your buyer may be weighing you against another resale as much as against a new build.
Builders hold most of the homes for sale in only one of the four ranges in the table, the $450,000 to $499,999 range.
Table 3. Lockhart homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $200,000 to $249,999 | 11 | $213,000 | 14 | 6 | 6 | 3.8 | buyer’s market |
| $250,000 to $299,999 | 14 | $246,000 | 34 | 10 | 20 | 7.3 | buyer’s market |
| $300,000 to $349,999 | 11 | $319,000 | 14 | 4 | 11 | 3.8 | balanced |
| $450,000 to $499,999 | 11 | $415,000 | 13 | 7 | 9 | 3.5 | buyer’s market |
In the three lower ranges in the table, resale homes are most of the competition. The $250,000 to $299,999 range is the biggest field, with more homes for sale than any other.
Builders also hold most of the homes for sale in the $400,000 to $449,999 range. Too few homes sold there in the last three months to put it in the table, and on the twelve-month basis it reads as a buyer’s market for that range.
In my read, a builder sets the ceiling where builders are most of the field, because a buyer there is comparing your house with a finished one whose price is already posted. Where they are a minority, the ceiling is whatever other resale sellers ask.
Resale listings are the larger share of what is for sale in Lockhart, and they ask a median $299,000 against $339,000 for builder listings.
Most resale listings have already cut their price, and so have most builder listings, so both sides of a buyer’s tour have come down from where they started.
When the house next on a buyer’s list has already dropped its price, your first price has to hold up beside it. Whether that changes your timing is on How do you time a Lockhart sale when most listings have cut their price?
In my read, a resale earns its place on the tour by being move-in ready now and by opening at a price its own range supports. Where builders are a minority, that second point decides most of the comparison, since the buyer’s alternative is another resale.

That depends on your price and your part of town, and an address says more than the averages do. If that is you, the fastest way to know is to run your address.
