Top-Rated Real Estate Agents for Texas Buyers and Sellers

How tight is the 78644 market compared with Kyle, Bastrop and San Marcos?

Quick answer

Lockhart homes closed at 91.7% of original asking in the three months ending October 15, 2026, a buyer’s market for the town overall. Supply of 5.6 months is tighter than Bastrop and San Marcos and looser than Kyle, and in my read what buyers paid matters more to a seller here than that supply figure.

How does Lockhart compare with Kyle, Bastrop and San Marcos?

Lockhart is the second tightest of the four towns on months of inventory and the lowest on what buyers paid against the first asking price. Its share sits just under San Marcos’s.

Kyle and Bastrop read as balanced and San Marcos reads as a buyer’s market, and each reading is for that town overall, since a price point changes which market a home is in.

San Marcos161$328,11970 days91.9%4117.7buyer’s market
Bastrop154$371,25071 days94.6%3366.5balanced

In my read the pairing matters. Lockhart’s supply sits closer to Kyle’s than to San Marcos’s, yet its buyers paid a share of the first price close to San Marcos’s, which is why supply alone would mislead a seller here.

Which market is my price range in?

Each range in the table gets its own reading from what homes in it closed at against their original asking price, and the reading applies to that range as a whole. Only ranges with at least 10 sales in the last 90 days appear.

Table 5. Lockhart homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

The $350,000 to $399,999 and $400,000 to $449,999 ranges are left out of the table because too few homes sold in them in the last three months. On the twelve-month basis each reads as a buyer’s market for that range.

Do these numbers describe your home?

These tables describe the town and its ZIP code. Run your address to see which part of 78644 a buyer would compare you with.

Your situation

Every table here measures the whole town or the whole ZIP code, and Summerside or Juniper Springs may sit between you and those averages. A buyer shops one house against another, which the tables cannot do for yours.

So the thing to settle for your house is which homes a buyer would put beside it, and whether your price holds up in that company.

Why is months of supply the number I watch?

Chris’s position, WIR positions library, approved September 9, 2026.

Months of supply is the number I watch. It means: if no more homes came on the market, how long would it take to sell everything listed at the pace homes are selling now.

In Lockhart the figure is 5.6 months, against 6.0 for the Austin metro. I read it beside what buyers paid against the first asking price, because that share sets the reading.
