In the three months ending October 15, 2026, homes in Juniper Springs, Lockhart, closed at 86.6% of original asking and $175 a square foot, and every home for sale there is a Perry Homes listing. In my read, a seller prices against those closings and the Perry Homes listings that have already come down, because Juniper Springs reads as a buyer’s market overall and a price point changes which market a home is in.

| Measure | Juniper Springs, 90 days | Lockhart, 90 days | Juniper Springs, twelve months | Lockhart, twelve months |
|---|---|---|---|---|
| Homes sold | 16 | 72 | 42 | 277 |
| Median sale price | $414,450 | $316,950 | $413,950 | $282,000 |
| Median days on market | 93 days | 64 days | 74 days | 56 days |
| Share of original asking price | 86.6% | 91.7% | 88.3% | 91.8% |
| Price per square foot (median) | $175 | $164 | $181 | $163 |
Counting by the square foot narrows the gap, $175 in Juniper Springs against $164 across Lockhart.
Against original asking price the order flips. Juniper Springs closed at 86.6% and Lockhart as a whole at 91.7%, so buyers here ended further below the first asking price than buyers across the town did.
By the rule I use, which puts anything under 94% in the buyer’s market range, that makes Juniper Springs a buyer’s market overall. Where your price sits can put you in a different market, and the ranges are read further down. How the town figures lean on its busiest subdivisions is on Do Lockhart prices say more about Summerside than about your house?
The two measures point in different directions. Supply is tight, with 2.8 months of inventory against 6.0 for the Austin metro, and months of inventory counts how many months the current listings would last if no new homes were listed. What buyers paid reads as a buyer’s market, and I read the market on what buyers paid first.
In my read the gap comes from who is selling. Every home for sale in Juniper Springs is a builder listing, and nearly all of them are already priced below where they started. No home that closed in the last three months sold at or above its original asking price.
Nine homes were newly listed in the last three months against 16 closings, and nearly every listing now up is below its first price. Whether that argues for listing now or later is on How do you time a Lockhart sale when most listings have cut their price?
The MLS has no closings under the Juniper Springs name in the same three months last year, or in the twelve months before the latest twelve, so there is no earlier period to set against the 42 sales of the past twelve months. I cannot give a direction for prices here, and the table shows each period on its own row.

| Period | Sold | Median sale price | Median days on market | Share of original asking price | Price per square foot |
|---|---|---|---|---|---|

The only comparison available sits inside a single year. Price per square foot was $175 over the last three months and $181 over the past twelve months.
Share of original asking price was 86.6% over the last three months and 88.3% over the past twelve. Two overlapping periods from one year do not make a trend, so I leave it there.
The MLS shows no resale closing in Juniper Springs over the past twelve months. Every one of the 42 homes that sold was a new build, and the ones from the last three months were all built in 2025 or later. No resale is listed for sale either.
That leaves a resale seller pricing against new construction, and Perry Homes is the only builder name on the listings. The table shows its asking range. What a resale earns against a new build per square foot is on Is your Lockhart resale worth more per square foot than a new build?
