Most of the homes a Lakeway buyer can choose from are resales: builders hold 11.5% of the 122 homes for sale as of October 16, 2026. In my read, the competition for a Lakeway resale is condition, price position and the price cuts on its own street, with Drees Custom Homes the one builder that lists more than a single home.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Drees Custom Homes lists the most builder homes in Lakeway, 7 in all, and the MLS shows 7 builder names. Every other named builder lists one home.
Table 1. Builder listings in Lakeway by builder name on the MLS record, as of October 16, 2026; 14 builder listings of 122 homes for sale. Source: Unlock MLS.
| Builder | Listings | Asking range | Median asking |
|---|---|---|---|
| Drees Custom Homes | 7 | $679,900 to $2,399,900 | $729,900 |
| Austin City Homes | 1 | $2,395,000 to $2,395,000 | $2,395,000 |
| Art Village | 1 | $3,349,000 to $3,349,000 | $3,349,000 |
| C&A Builders | 1 | $1,795,000 to $1,795,000 | $1,795,000 |
| Castle Rock Communities | 1 | $1,019,237 to $1,019,237 | $1,019,237 |
| Laurel Haven Homes | 1 | $4,299,900 to $4,299,900 | $4,299,900 |
| Sterling Custom Homes | 1 | $4,296,780 to $4,296,780 | $4,296,780 |
Drees Custom Homes asks a median $729,900, close to the $742,500 that resale listings ask, so it is the one builder whose typical ask sits where the resales do. Its homes run from $679,900 to $2,399,900, which puts some beside resales and others far above them.
Every other builder asks $1,019,237 or more, and each lists a single home, so none of them is a pattern a seller can plan around.
Rough Hollow closed the most homes over the twelve months, and the typical home there was built in 2025, so it works as a builder community.
Table 2. Lakeway subdivisions by closings in the twelve months ending October 15, 2026, with the median build year of what sold and the count for sale as of October 16, 2026. Source: Unlock MLS.
| Subdivision (MLS name) | Sold, twelve months | Median sale price | Median build year | For sale |
|---|---|---|---|---|
| Rough Hollow | 20 | $1,292,305 | 2025 | 5 |
| Lakeway | 15 | $795,000 | 1988 | 5 |
| Lakeway Sec 26 | 10 | $743,500 | 1992 | 4 |
| Lakeway Sec 24 | 9 | $790,000 | 1994 | 1 |
| Rough Hollow, The Point | 8 | $669,500 | 2025 | 0 |
| The District | 8 | $717,500 | 2025 | 5 |
| Lakeway Sec 28 | 7 | $595,481 | 1993 | 1 |
| Lakeway Sec 16 | 6 | $657,500 | 1977 | 0 |
| Boulevard At Lakeway | 6 | $588,650 | 2013 | 0 |
| Lakeway Sec 02 | 6 | $876,500 | 1976 | 1 |
The older sections follow it, among them Lakeway Sec 26, where the typical home that sold was built in 1992. The District is the other newer community in the top group, with a typical build year of 2025.
The table shows a town of two kinds of subdivision, communities with a typical build year of 2025 and older sections built decades earlier. Rough Hollow, The District and the Lakeway subdivision itself each have 5 homes for sale, the most of any subdivision in the twelve-month list.
Resale listings in Lakeway ask a median $742,500, and 54 are already below their original asking price.
Resale listings have been on the market a median 44 days so far, and builder listings a median 99. Whether the cuts around you change your timing is on Not sure when to list in Lakeway? How to read your price range before deciding
The $800,000 to $899,999 range has the most homes for sale, 17, and none of them is a builder listing, so the comparison there is resale to resale.
The $700,000 to $799,999 range has 16 homes for sale, and most of them have already cut.
It also has 4 builder listings, which makes it the one range under $1,000,000 where a resale has real builder company.
Above $2,000,000 the supply is thin and builders list in several of the ranges. In my read, a seller up there is competing against specific houses, so the comparison is made house by house.
Builder listings appear in Rough Hollow, The District and Las Brisas Estates, in several Lakeway sections and in a few smaller MLS subdivisions, and the street decides how much that matters to you. The figures here do not pair each builder with a community, so I cannot say which builder is nearest to you, and the walkthrough maps it for your address.
Where the nearest builder home is far above your price, it is context. Where it is within reach of your price, it is a listing that can be compared with yours directly, and that is the case worth checking first.
In my read, a resale wins by being the house that matches its price: condition that holds up in a walkthrough, and a first price that sits with the closings in its range. What those closings say about your price is on What is your Lakeway home worth when few homes close at their first asking price? Why some listings stall anyway is on How can a Lakeway listing land with the quick sales instead of the slow ones? The town figures are on Does the Lakeway market look different over three months than over twelve?
Where builders dominate the listings the answer changes, as in my write-up of the builder-heavy version of this question for Manor. Lakeway reads the other way, and the neighbor’s resale is the larger part of the competition.
Rough Hollow and The District are builder communities and the older Lakeway sections are not, so your part of town matters, and an address tells us more than the totals do. If that is you, the fastest way to know is to run your address.
Lakeway has 122 homes for sale, and your home would be one more of them. For most sellers, the ones that matter are resales near the same price, and a few are a Drees Custom Homes listing or a home in Rough Hollow.
