Lakeway reads balanced over the twelve months ending October 15, 2026, but the $800,000 to $899,999 range reads as a buyer’s market on the same basis, so the range your home would list in decides how to read the timing. In my read, a home in a range that reads balanced can list now at a price set by recent closings, and a home in a range that reads as a buyer’s market needs the walkthrough first. Each reading is for that range only.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

18 Lakeway homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page comes from Unlock MLS and is dated in the box at the top of the page.

Buyers are choosing houses across Lakeway right now. The town has 14 homes active under contract and 6 more pending, which means those houses have been chosen and the sales are on their way to closing.
New supply keeps arriving beside them. In the last three months, 92 new listings came on the market. The chart below sets the closings of the last three months beside the same three months a year earlier, 66 against 75.
I read those counts as context for a seller and not as a forecast. They show a town where contracts are still being signed while new listings keep arriving, and your listing would join them.
Many of the homes for sale in Lakeway are already priced below their original asking price, so a listing opened at last year’s number is competing with neighbors who have come down once. The count is on How can a Lakeway listing land with the quick sales instead of the slow ones?
In my read, the listings that have conceded are the yardstick a new listing gets measured by, and a first price that recent closings in your range support leaves you less to give up later.
The town reads balanced over the twelve months, and your range can read differently. No Lakeway range closed more than 9 homes in the last three months, so I read every range on the twelve-month basis and say so.
The largest range by twelve-month sales, $700,000 to $799,999, reads balanced, like the town.
The $800,000 to $899,999 range reads as a buyer’s market on the same basis, so a seller there is in a different market from the town total.
Supply can look short while sellers still concede on price, as in the $1,250,000 to $1,499,999 range, which reads as a buyer’s market on the twelve-month basis. The reading follows what sellers got against their first price, with months of inventory as the supporting number.
The two periods do different jobs. The last three months are the closest record of what a buyer would pay now, and the last twelve months show what a full year looked like, with more sales behind each range.
Neither is a forecast, and neither replaces the walkthrough. I use the three-month record to set the first price and the twelve-month record to check that a range is not reading oddly because of a few sales.
Builders change little for most Lakeway sellers, because they list a small share of the homes for sale and the resales around you set the comparison. Where the few builder listings sit, and which homes stand beside yours, is on Is the home your Lakeway buyer tours next a builder’s or a resale? The town figures are laid out on Does the Lakeway market look different over three months than over twelve?
The town’s twelve months read balanced, and the range your home would list in decides whether that reading applies to you, so I sort a home by range before I answer. If that is you, the fastest way to know is to run your address.
What a buyer would pay for your home is on What is your Lakeway home worth when few homes close at their first asking price?
Lakeway is mostly a resale town, so the choice between now and later is made against the neighbors, and many of them have already cut. A home in Rough Hollow, in Lakeway Sec 26 or in any other section reads its own range, and the range can disagree with the town.
For your home, then: if you listed this month at a price set by closings in your range, would you land above or below the listings that have already cut?
