Top-Rated Real Estate Agents for Texas Buyers and Sellers

How can a Lakeway listing land with the quick sales instead of the slow ones?

Quick answer

In my read, a Lakeway listing lands with the quick sales when its first price sits with recent closings in its range, buyers get fast answers and the house shows well. The MLS records no reasons, and its record of the three months ending October 15, 2026 shows two speeds, with 20 homes under contract within a month and 23 taking more than three months.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

18 Lakeway homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Is Lakeway harder to sell in than the Austin metro?

Lakeway sits close to the metro on how many listings go unsold. A 40.5% share of Lakeway listings failed to sell in the last three months, against 39.9% for the Austin metro. Failed to sell means the listing expired or was withdrawn without a sale, counted as a share of every listing that reached an outcome either way.

The MLS does not record why any one listing failed, so the reasons in the rest of this page are my read. In my read, the explanation for any one stalled listing sits with the price, the promotion or the house. The chart below shows how long the homes that did sell took to reach a contract.

The typical home took 58 days, against 56 for the Austin metro, so the median sits where the metro does while the spread inside it is wide.

The one difference the record shows is the kind of home: resales reached a contract in a median 57 days and new builds in a median 88, though only 5 new builds closed. The MLS does not pair first price or marketing with those outcomes, so what else the quick sales share is my read, and the last section sets it out.

What did the Lakeway homes that sold do?

Lakeway sellers who closed took less than their first price. The typical sale came in at 93.8% of original asking.

New builds are a small share of what closed, so the resale record is the one that speaks for most Lakeway sellers, whether the home is in Rough Hollow or in a section such as Lakeway Sec 26.

How many Lakeway homes for sale have already cut their price?

More than half of the homes for sale in Lakeway have already come down: 50.8% are priced below their original asking price, and the typical listing has been on the market 56 days so far.

A cut does not make a listing sell, and a first price that needs one tells me the first price was ahead of the closings around it. The price-cut record is the clearest piece of evidence the MLS holds on price.

Cuts run through both kinds of listing: 54 resale listings and 8 builder listings are below their original asking price.

What would I check first on a stalled Lakeway listing?

Price comes first, because it is the lever that moves fastest and the only one the MLS records. I set the first price beside the closings in the same price range and beside the listings near it that have already cut, because those are the numbers the price has to stand beside.

Marketing comes second. I look at whether every inquiry got an answer inside the hour and whether the photos and description show the house the way it is.

The house comes third, and I walk it for anything the listing does not mention. The town figures behind this page are on Does the Lakeway market look different over three months than over twelve? Is your home at risk of stalling?

A few things raise or lower the odds for a Lakeway listing, and you can check most of them yourself before the sign goes up. If that is you, the fastest way to know is to run your address.

Your situation

Lakeway listings that stall tend to come back to three questions: the price, the promotion and the house. A home in Rough Hollow, in Lakeway Sec 26 or in a smaller section answers them differently, because the closings it is judged against are different.

For your home, then: if the listing were a month old with no offer, would you know which of the three to change first, and what would you look at to decide?

Is it the price, the promotion or the product?

Chris’s position, WIR positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

In Lakeway the record has the most to say about price, because the MLS shows first prices and cuts and does not show marketing or condition.
