Over the twelve months ending October 15, 2026, homes in Country Club Estates in Lago Vista closed at 91.0% of original asking, a buyer’s market for the subdivision overall. Only six sold in the last three months, too few to read alone, so in my read a seller here should price to the full year of sales, and a price point changes which market a home is in.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.

The median sale price moved the same way, $443,500 against $455,000.
Homes also closed further below their first asking price, at 91.0% of original asking over the past twelve months against 94.8% in the twelve months before.
The typical home took 102 days to go under contract in the past twelve months and 57 days in the twelve months before.

|---|---|---|---|---|---|
| 90 days ending October 15, 2026 | 6 | $427,500 | 70 days | 92.8% | $222 |

| Prior twelve months (October 16, 2024 to October 15, 2025) | 18 | $455,000 | 57 days | 94.8% | $211 |
The table keeps each period on its own row. Two homes closed in the same three months last year, too few for any median, so the year-ago comparison here rests on the twelve-month rows.
Only six Country Club Estates homes closed in the last three months, and with fewer than ten sales I read the twelve-month figures and say so. Those six closed at a median 92.8% of original asking and $222 a square foot, and six sales do not make a trend.
The twelve-month figures carry the reading. At 91.0% of original asking, Country Club Estates reads as a buyer’s market for the subdivision overall, and a price point changes which market a home is in. Months of inventory is the supporting number, 3.8 on the twelve-month basis, and it looks tight beside that reading. In my read, the sale price decides, and a typical seller here came down from the first price to close.
Speed was uneven among the six recent sales. Two went under contract inside a month, and three took more than three months.

Whether a slow listing has a price problem or a market problem is the question on How to tell a price problem from a market problem on a Lago Vista listing.
Over twelve months a square foot sold for $207 in Country Club Estates against $210 across Lago Vista, so the two sit close on the price of the space.
The gap is in the first asking price. Homes here closed at 91.0% of original asking against 93.8% for the town.
They also took 102 days to go under contract against 86 for the town.

The town reads differently over three months than over twelve, and that split is the subject of Is Lago Vista a buyer’s market or a balanced one for sellers?
Seven homes are for sale, and three of them are priced below their original asking price. None is active under contract and none is pending, so a buyer touring today is choosing among open listings.
One of the homes for sale is a builder listing, in Sec 08, and the MLS record gives no builder name for it. The typical asking price across the seven is $489,000, an asking figure and not a sold price.
Who else is listing near you, and at what price, is on Selling near Tessera or The Hollows? Which homes compete with yours.
None of the six recent sales was a new build, and half were built before 2000. Over the full year only two new builds closed, so sales here are mostly resales.
Sec 05 and Sec 08 closed the most homes over twelve months, and the typical home in each was built in the 1990s. Sec 09 is the other end: it has the most homes for sale, three, against four closings in the year.
