How to tell a price problem from a market problem on a Lago Vista listing

Quick answer

In my read, a Lago Vista listing gets stuck mostly on its first price. In the three months ending October 15, 2026, the typical home that sold took 75 days to go under contract, against 56 days for the Austin metro. A seller can check two signs: whether the listing has come down from its first price, and whether it has passed the town’s median days to go under contract.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

97 Lago Vista homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

How long do Lago Vista homes take to sell?

The typical Lago Vista home that sold in the last three months took 75 days to go under contract, against 56 days for the Austin metro. Days to contract means the days from the first listing date to the date a buyer signed.

The chart below splits the sales into four groups by those days. The largest group took more than 90 days, and the next largest went under contract inside the first 30. Only the two middle groups are small, so a listing here tends to land at one end or the other.

Separately, 81 listings failed to sell in the same period, meaning they expired or were withdrawn. Source: Unlock MLS, pulled October 16, 2026.

How many Lago Vista listings fail to sell?

A larger share of Lago Vista listings failed to sell than in the Austin metro. In the last three months, 81 listings failed to sell, which means they expired or were withdrawn without a sale. Set against every listing that reached an outcome either way, that is 57.0% for Lago Vista and 39.9% for the metro.

The MLS does not record why any one listing failed, so I cannot show how the 81 differed from the 61 that closed, and the reasons here are my read. What the record does show is how the 61 behaved, and the opening price is where my read starts.

How do I tell a price problem from a market problem?

Work through four checks, using the town’s own figures.

  1. Count your days. The typical Lago Vista home that sold went under contract in 75 days, so a listing past that point is slower than the town.
  2. Check for a cut. Most Lago Vista homes for sale have come down from their first price, so a cut is common, and it is a price signal: the first price was above what buyers would pay.
  3. Look at your range. In the $350,000s the typical home went under contract in 29 days, and in my read a home in that range that is still unsold well past 75 days points to the home or its price.
  4. Compare the discount you expect with what buyers paid. The typical sale closed at 94.4% of original asking and only 23.0% closed at or above it, so a seller who expects the first price is planning on the exception.

A listing that passes all four points to the other two questions in the position below, how it is marketed and what condition the house is in. The checks are my read, and the walkthrough runs them against your actual listing.

Do Lago Vista sellers cut their price?

Most of them do. Of the homes for sale in Lago Vista, 61.0% are priced below where they started, against 58.9% for the metro, and that includes most builder listings and most resale listings.

So the pressure runs on both sides of the afternoon tour. A buyer who sees your home and then a builder’s finished house is looking at two sellers who have both been coming down. The typical home for sale has been listed 99 days so far.

Are new listings arriving faster than homes leave the market?

No. In the last three months 121 new listings came on the market, while 61 homes sold and 81 listings failed to sell, so more homes left than arrived.

A buyer who finds your listing still has plenty of others to compare it with, which puts a premium on a first price that earns a showing and then an offer. Whether buyers are still writing contracts is answered on Should you sell your Lago Vista home now, or wait?

What can the record tell me about promotion and product?

Very little. The MLS shows price, days and outcome, and it does not show how a listing was marketed or what condition the house was in.

So I split the three questions by what the record supports. Price shows up in the cuts and in what buyers paid against the first ask. Promotion and product do not show up at all, which is why the walkthrough looks at the house and the plan for marketing it before anyone talks about a number.

What did the Lago Vista homes that sold do?

They met buyers on price. Only 23.0% of the homes that sold closed at or above original asking, and the typical sale closed at 94.4% of it. The market accepted a first price in nearly one sale in four and a lower price in the rest.

The quickest range was the $350,000s, where the typical home went under contract in 29 days and buyers paid 100.0% of original asking.

Resales went under contract faster than new builds, a median 66 days against 159. Only 8 new builds closed in the period, so read that as a pointer only.

A resale has to win its buyer early, and who it competes with is on Selling near Tessera or The Hollows? Which homes compete with yours. What the two kinds of home sold for is on Selling in Lago Vista? What buyers are paying per square foot now. Is your home at risk of ending up unsold?

I cannot see why any single listing failed, but I can tell you what raises or lowers the odds in my read, and you can check most of it yourself. Run your address to see where yours falls.

Your situation

The listings that fail tend to come back to the same three questions: the price, the promotion and the house itself.

For your home, then: at the price you would start at, with the marketing it would get, would a buyer pick yours over the other house on the same afternoon tour?

Why does a home fail to sell?

Chris’s position, WIR positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. It is also not true that marketing rarely matters. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

Lago Vista’s numbers fit the price part: most homes for sale have already come down from their first price.
