In my read, sell now if your home is move-in ready and priced to recent closings, and wait if you need a number they do not support. In the three months ending October 15, 2026, Lago Vista homes closed at 94.4% of original asking, which reads balanced for the town overall. A price point changes which market a home is in, so the answer shifts by price range.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

97 Lago Vista homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on Is Lago Vista a buyer's market or a balanced one for sellers?, and every number on this page is also broken out in the tables on 78645 housing market report: Lago Vista, Jonestown and Point Venture by price range.
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Last year’s price is no longer the going one: the median sale price was $420,000 over the past twelve months, against $432,000 in the twelve months before.
The last three months say the same. The median sale price was $405,000, against $412,500 in the same three months a year earlier.
That earlier period also produced 88 closings against 61 now. The chart below puts the two seasons side by side.
That is the cost of waiting for a number from a different year: the buyers who paid it have already closed.
Buyers have chosen some Lago Vista houses already. Right now 21 homes are active under contract and another 13 are pending, so a contract exists on each of them.
That pipeline is the reason I do not tell every seller to wait. Contracts are being written, and the pipeline holds buyers who have already picked a house.
A pipeline of this size does not promise that prices hold. It shows that buyers are choosing among the listings, and in my read a listing priced to its range is one they choose.
Most come down. Among the homes for sale, most are priced below where they started, and the share is on How to tell a price problem from a market problem on a Lago Vista listing.
In my read, that is the cost of opening high here, and it is also the cost of waiting at a high price. A seller who plans to wait for the first number to work is joining a crowd that has mostly had to cut, and each cut tells the next buyer the first number was wrong.
The alternative is to open where recent closings in your range support and let the first thirty days do their work. The first price is the one number in the sale that you set before any buyer reacts to it.
The $350,000s are the strongest range in town. Homes there closed at 100.0% of original asking in the last three months, a seller’s market for that range alone, and the twelve-month figures agree.
The $300,000 to $349,999 range had too few sales in the last three months to read on its own, so I use the twelve months: balanced for that range, at 3.9 months of inventory.
The $400,000 to $449,999 range is the odd one. On the twelve-month basis it reads as a buyer’s market for that range even though its months of inventory is a low 4.6, because the reading comes from what buyers paid against original asking and supply is only the supporting number.
The town’s full set of ranges is in the tables on 78645 housing market report: Lago Vista, Jonestown and Point Venture by price range.
From $450,000 up, most ranges read as a buyer’s market on the twelve-month basis, each for that range, and builders list in several of them.
The $500,000 to $549,999 range carries 16.6 months of inventory on the twelve-month basis.
The $600,000 to $649,999 range is the only one above $450,000 that reads balanced for that range on the twelve-month basis. Only a small number of homes close in any one of these ranges, so each reading rests on a modest base.
Above $1,000,000 no range closed more than 8 homes over the past twelve months, so a seller there has a handful of sales to read, which is less than a market. That is where the walkthrough does the work the table cannot. Which builders list at which prices is on Selling near Tessera or The Hollows? Which homes compete with yours.
The town numbers point one way and your price range can point another, so I sort a home by its range before answering. Run your address and we start from the right range.
What a buyer would pay for your home beside a new house is on Selling in Lago Vista? What buyers are paying per square foot now. The story of the whole town is on Is Lago Vista a buyer’s market or a balanced one for sellers?
Lago Vista has working buyers and a long list of price cuts, and a seller who reads the town as one market is the one most likely to misjudge it. The range your home lands in decides how much room you have, and a finished house at a similar price takes some of it.
For your home, then: in your price range, what did the last buyer pay against the first asking price, and is that the number you are planning around?
