Selling in Valverde, Bastrop? What a one-builder subdivision means for your price

Quick answer

Over the twelve months ending October 15, 2026, every home that closed in Valverde in Bastrop was a new build, so a resale there has no recent resale sale of its own to point to. Those new builds sold at a typical $178 per square foot, and D.R. Horton lists every home now for sale, so a resale is priced against both. The three months ending the same day read as a seller’s market for the subdivision overall, and a home at a different price point can sit in a different market. In my read, a resale seller here starts from the new-build sales and adjusts for age and condition at the walkthrough.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

What did homes in Valverde sell for over the last three months?

One builder lists every home for sale in Valverde, and the homes that sold over the last three months went for a typical $306,990, at 98.1% of original asking. That reads as a seller’s market for the subdivision overall, and a home at a different price point can sit in a different market.

The count behind it is small, so I read the twelve-month record beside it. More than half of the recent sales reached a contract within 30 days.

Months of inventory agrees with the reading. Supply in Valverde is 4.6 months, where the Austin metro has 6.0.

The share of original asking eased from 98.2% to 97.2% across the same two years.

The latest three months show $182 per square foot against $185 a year earlier.

Fewer homes closed this season, 11 against 18. The sell-or-wait question for the town is on Should you sell your Bastrop home now, or wait with builders listing nearby?

Does D.R. Horton list every home for sale in Valverde?

Every home for sale in Valverde is a builder listing, and D.R. Horton is the only builder name on them. The listings have been up a median 120 days so far, and most of them have cut from where they started.

Asking runs from $263,000 to $363,490.

Those listings are the other half of the picture a Valverde buyer sees. With no resales on the market, a buyer comparing homes in the subdivision is comparing one builder’s houses, and a resale would be the only home of its kind. Which Valverde price ranges can I read?

No range reached 10 sales in the last three months, so I read the ranges over twelve months of sales and each reading belongs to its own range.

Twelve-month sales fall in three ranges, the highest $350,000 to $399,999, so a resale priced above $399,999 has no Valverde sale to point to.

The $300,000 to $349,999 range carries the most sales and the most homes for sale, and it reads as a seller’s market over twelve months.

The $250,000 to $299,999 range reads balanced over twelve months.

The $350,000 to $399,999 range reads as a seller’s market for that range, though on only five sales, so little sits behind it.

Can new-build sales price a resale in Valverde?

They can start the conversation. All of the recent closings were built in 2025 or later.

A typical home sold at 1,684 square feet and $182 per square foot over the last three months.

A resale differs from those homes in age, in condition and in what a buyer must do after closing, and the walkthrough is where I read those differences for your house. No Valverde resale closed in the last twelve months, so in my read the adjustment comes from the walkthrough.
