The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Table 3. Bastrop homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. In the $250,000s builders hold a small share of the homes for sale, so a buyer there is mostly choosing among resales. By the $450,000s they hold most of them.
Where builders hold most of the supply, they set the ceiling for the range, because a buyer can see a finished new house at that price on the same tour. Where they hold little, the ceiling is set by the resales around you, and those sellers are adjusting their prices too.
Above $500,000 the ranges have too few recent sales for the table, but their listings are exact counts. Builders list in most ranges from there to $899,999.
The one gap is the $600,000 to $649,999 range, where no builder has a listing and the competition is all resales.
Bastrop’s resale listings ask a median $390,200, and more than half have already come down from their first price, 135 in all.
That makes the neighbor’s resale a moving target. When the house next on a buyer’s list has dropped its price, your first price has to hold up beside the new number. Whether that changes your timing is on Should you sell your Bastrop home now, or wait with builders listing nearby?
In my read, a resale earns its place on the tour by being in good repair and opening at a first price that matches recent closings in its own range. The builder’s house is finished and new, so the resale has to answer that with its condition and its number.

Know the exact house your buyer will tour the same afternoon as yours, by community and by price. Most sellers price against the neighbor’s resale.
In Bastrop the answer changes with the price range. Of the ranges with enough sales, only $450,000 to $499,999 is mostly builders, so the neighbor’s resale is still the competition in most of the town.
