Top-Rated Real Estate Agents for Texas Buyers and Sellers

How do you price a Bastrop home when a new house is for sale nearby?

Quick answer

Over the last three months a typical Bastrop home sold for $371,250, a new build for $401,778 and a resale for $340,000. Price from what homes like yours sold for beside the new houses, because size, condition and price range all move the number, and the walkthrough is the only route to one for your own home.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

118 Bastrop homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Does a new house nearby change what my Bastrop home is worth?

A new house nearby gives a buyer a reference price, and the recent sales show how far apart the two kinds of home sold. Over the last three months the typical Bastrop home sold for $371,250 at $194 a square foot, a new build for $401,778 and a resale for $340,000.

Per square foot the two sit much closer: $195 for a new build and $190 for a resale.

Buyers also paid a larger share of the first asking price on new builds, 96.1% against 94.1% for resales. The chart below adds what sellers are asking per square foot today.

What are builders asking in Bastrop right now?

Builder listings in Bastrop ask a median $415,185, and their asking prices run from $120,000 to $799,900, so that median says little about any single house.

Per square foot, builders ask a median $202 and resale sellers $201, so on asking price the two kinds of listing sit side by side.

Asking prices describe what sellers want, and the sold figures above describe what buyers paid. I read the two next to each other and never as one measure. Which builders ask what, and in which communities, is on Is a builder or your neighbor your Bastrop home’s real competition?

Does my price range change what buyers pay?

How much of the first asking price buyers paid depended on the range. In the last three months, in the $250,000 to $299,999 range, homes closed at 97.1% of original asking, the highest share in the table on 78602 housing market: how does Bastrop compare with Elgin and Lockhart?

The three ranges above it closed between 95.9% and 96.7%, and each reads as balanced for that range.

In the $450,000 to $499,999 range the share was 92.7%, a buyer’s market for that range, and on the twelve-month basis most of the ranges above it read the same way.

Position inside a range counts too. The typical home in the $300,000 to $349,999 range sold for $306,690, which is the lower part of that range, so a seller at the top of it is asking buyers to pay more than the typical sale there.

Those are readings for whole ranges, and your lot, your street and your condition decide where your house lands.

Does my neighborhood matter more than the town median?

It often does, because Bastrop is a collection of very different neighborhoods. Over the past twelve months the typical home sold for $306,000 in Lake Bastrop Acres and $510,000 in Circle D, and the typical homes there were built in 1996 and 2013.

The builder communities sit between and beyond them. Valverde, where the typical home sold for $299,092, and The Colony, where it sold for $452,400, are both newly built, so even among new homes the neighborhood sets a very different price.

The typical Bastrop home that closed in the last three months had 1,985 square feet of living area. Your own square footage and your own subdivision are the two facts that move the per-square-foot figures on this page toward your house.

Is my appraised value what a buyer will pay?

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.

Your appraised value and recent sold comps is where the market was yesterday. Tomorrow, the market is where your competition stands on price and features.

The value on an appraisal notice is a district’s yearly estimate for tax purposes. What a buyer pays is settled in a contract, and the offer behind it is built from what else that buyer could purchase for the same money that week.

Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Bastrop Central Appraisal District (https://www.bastropcad.org). What WIR can tell you is what a buyer would pay.

Where does your Bastrop home stand next to a new house?

Your price range and the condition of the house decide most of it. If that is you, the fastest way to know is to run your address.

What your home is up against by builder and by community is on Is a builder or your neighbor your Bastrop home’s real competition?

Your situation

Medians describe other houses. A number for yours comes only from a walk through it, where someone sees the roof, the kitchen, the street, and whether the nearest new house is in The Colony or Valverde.

So the working question is this: if a buyer saw your house beside the nearest new one, which would they offer on?
