78602 housing market: how does Bastrop compare with Elgin and Lockhart?

Quick answer

Over the last three months Bastrop reads balanced, with a median sale price of $371,250, while Elgin and Lockhart both read as a buyer’s market, each for the town overall. The Austin metro’s median was $405,000, and a price range tells you more about your home than any town reading does.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Does the 78602 ZIP code read differently from the town?

Bastrop’s ZIP and the town tell nearly the same story. 78602 is the one ZIP code tracked for Bastrop, and it counts every home in the ZIP whatever city is on the listing, which is why the second table runs a few homes above the town’s.

How does Bastrop stack up against Elgin and Lockhart?

Bastrop has the highest typical price of the three towns and the only reading of balanced. Elgin and Lockhart each read as a buyer’s market. Every one of those readings is for the town as a whole, and a price point changes which market a home is in. The fourth table shows Elgin with the most months of inventory and Lockhart with the fewest.

Lockhart is the case where supply and the reading disagree. Its 5.6 months of inventory looks tight beside Bastrop’s, but homes there closed at 91.7% of original asking, and that share is what makes it a buyer’s market.

Which market is my price range in?

The last table answers that, range by range. A range appears only if at least 10 homes sold in it over the last three months, and its reading applies to that range as a whole.

Table 5. Bastrop homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

Five ranges clear that bar, from the $250,000s to the $450,000s. Only the lowest reads as a seller’s market, for that range, and the highest reads as a buyer’s market; the three between read balanced. How to choose between listing now and waiting, range by range, is on Should you sell your Bastrop home now, or wait with builders listing nearby?

Two ranges show supply and the reading disagreeing. The lowest range in the table carries 6.4 months of inventory and still reads as a seller’s market, because homes there closed at 97.1% of original asking.

The fourth range in the table carries 10.8 months and reads balanced, because homes there closed at 96.7% of original asking. That months figure rests on only 10 sales, so I give it less weight than the share of asking.

These tables are rebuilt from a fresh MLS pull each time the pages are refreshed, so the date in the last-updated line tells you how current they are.

What does months of supply tell a Bastrop seller?

Chris’s position, WIR positions library, approved September 9, 2026.

Months of supply is the number I watch. It means: if no more homes came on the market, how long would it take to sell everything listed at the pace homes are selling now.

Bastrop carries 6.5 months of inventory, against 6.0 for the Austin metro. The reading for a price range comes from what homes there closed at against original asking, and months of supply sits beside it as support.
