What are Mueller homes really selling for this year?
Quick answer
Close to what their sellers asked, and quickly. Mueller is a seller’s market for the neighborhood overall right now, the strongest in East Austin, and a square foot here sold for a little more this past year than the year before.
Public-record median: $860,000 for Mueller sales recorded in the MLS, twelve months ending October 20, 2026. The public record understates Mueller. Some of the sales that would pull this number up trade privately and never reach the MLS.
What we analyzed
- 21 homes sold in Mueller in the 90 days ending October 20, 2026, 107 in the twelve months ending the same day
- 38 Mueller homes for sale as of October 21, 2026, 20 of them below their original asking price
- 4.3 months of inventory in Mueller on the twelve-month pace, against 5.9 for East Austin as a whole

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How fast are Mueller homes going under contract?
Quickly. Over the last three months the typical Mueller sale went under contract in 18 days and closed at 97.6% of original asking, a seller’s market for Mueller as a whole by our rule.
A year ago the same three months looked slower, with a typical 44 days to contract. So the strength this summer and fall is not just the season talking.

| Period | Sold | Public-record median sale price | Price per square foot (median) | Median days on market | Share of original asking price | Median living area (square feet) | Median build year |

Supply reads more cautiously, at 5.4 months, because builders still have homes listed here. Buyers paid near full price anyway, which is why I read the market by what sellers got.
Did Mueller prices go up this year?
A little, and for real. The public-record median was $860,000 this past year, against $825,000 the year before.
The typical home sold was the same size in both years, so the move is in price per foot, $430 against $424. A Mueller house of a given size brought slightly more this year.
Who is still building in Mueller?
A handful of builders, led by Intown Homes, with 13 new homes listed between them.

For a resale seller that means a buyer can tour a brand-new Mueller home the same afternoon. Your house has to answer that on condition and on price per foot.
Which Mueller price range is your home in?
Most of the action sits between $700,000 and $1,249,999, and the table shows each range with enough sales to read.
Table 3. Mueller homes by price range, twelve months ending October 20, 2026; homes for sale as of October 21, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Figures describe the public (MLS) side only; ranges at $1M and above trade largely on a broker-to-broker private network, so days on market and failed-to-sell figures are not shown for them. | Price range | Sold | Public-record median sale price | Median days on market | Share of listings that failed to sell | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|---|---|
| $700,000 to $799,999 | 16 | $733,750 | 50 days | 33.3% | 6 | 2 | 5 | 4.5 | seller’s market |
| $800,000 to $899,999 | 21 | $850,000 | 15 days | 30.0% | 6 | 2 | 4 | 3.4 | seller’s market |
| $900,000 to $999,999 | 14 | $925,000 | 37 days | 33.3% | 0 | 0 | 0 | n/a | balanced |
| $1,000,000 to $1,249,999 | 23 | $1,065,000 | n/a (private sales) | n/a (private sales) | 1 | 0 | 0 | 0.5 | seller’s market |
Homes that started between $800,000 and $899,999 sold for 97.6% of original asking, a seller’s market for that range.
Above $1M the record shows only the public sales, and Mueller had 28 of those this past year.
Sell now, or wait?
In Mueller the house and the price decide more than the calendar.
- Sell now if your asking price is based on this year’s closed sales, not last year’s.
- Sell now if your home is move-in ready and holds up next to the new builds still listed.
- Wait if the house needs work an inspector will flag, and fix that first.
- Wait if you need a price per foot well above what this year’s buyers paid.
Before a Mueller listing goes public, I market it to my buyer network during the coming-soon stage, including 4,000 cash buyers in my black book, not counting buyers using traditional financing. You see every option and the choice stays yours.
Your situation
Mueller buyers know exactly what a house here should look like, because many of them have toured the new ones. Your section, your finishes and which listings are up the block decide where your home lands.
