What is your East Austin home worth when a new build is nearby?
Quick answer
Whatever buyers will pay against the homes they can tour this month, and in East Austin that is usually less per square foot than a new build fetches. The new build next door shapes what a buyer expects to pay for the space. Your home’s own condition, size and street decide where it lands.
Public-record median: $607,500 for East Austin sales recorded in the MLS, 90 days ending October 20, 2026. The public record understates this market. The sales that would pull this number up trade privately and never reach the MLS, and in 78702 a lot alone rarely changes hands under a million dollars.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

70 East Austin homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on the East Austin, TX market report, and every number on this page is also broken out ZIP by ZIP on the scoreboard pages for 78702, 78721, 78722, 78723.

Does a new build nearby lower your home’s value?
It changes the yardstick more than the price. Over the last three months new builds in East Austin sold for $462 a square foot, against $378 for resales, as the chart below shows.
A buyer who tours both expects the newer house to cost more per foot, so a resale wins on total price and on what the buyer gets for it.
Resales also sold faster, a typical 42 days to contract against 74 for the new builds. That speed is worth something to a seller, because every extra month on the market is a month a buyer can use to argue the price down.
Where your home sits on that gap depends on its age and finish. A recently rebuilt kitchen and new systems close part of it, and a house that needs a roof widens it.
What are builders asking in East Austin?
More than most resales. Builder listings ask a typical $749,000, against $499,000 for resale listings.
The builders are mostly small and spread across the area, and their homes sit near the top of the price ladder. If your home is priced well below them, the new build down the street is rarely your direct rival.
Above that, the comparison gets real. A buyer looking at a new infill house in 78702 will also look at the best resales nearby, and the resale has to show it is a better buy per dollar.
These months ran from late July into October, the tail of summer, which is usually the strongest selling season, so the figures here tend to read better than a full year would.
Is your appraised value what your home is worth?
No. Your appraised value is a figure for the tax roll, set from sales that have already happened, and East Austin prices this past year ran below the year before, $585,000 for the typical home against $604,000.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Travis Central Appraisal District (https://traviscad.org). What Watters International Realty can tell you is what a buyer would pay.
What did East Austin buyers actually pay against asking?
A little less than sellers hoped. Homes here closed at 94.0% of original asking over the last three months, a buyer’s market for the area overall.
That figure is the clearest read on value I have, because it measures what buyers did and not what anyone asked. Online estimates and last year’s sale down the block both look backward.
Only 21 sales closed at or above original asking, so the starting price is a ceiling far more often than a floor. Pricing from this year’s closed sales, not last year’s, is what kept those sellers from chasing the market down.
How does value differ across the East Austin ZIP codes?
A lot. A square foot sold for $475 in 78722 over the last three months and for $315 in 78721.
The scoreboards break it out ZIP by ZIP: 78702, 78721, 78722 and 78723.
Will your East Austin home hold its value against the listings near it?
That depends on condition and on where your price lands. Run your address for the new and resale homes your buyer will compare.
- Better footing if your home is move-in ready and priced well under the nearby new builds.
- Better footing if few similar homes near you have cut.
- Harder going if your price leans on last year’s sales or on the appraisal.
- Harder going if a new build at a similar price sits a few blocks away.
