Top-Rated Real Estate Agents for Texas Buyers and Sellers

Should you sell your East Austin home this fall or wait?

Quick answer

For most East Austin homes, waiting has not paid. Buyers kept buying this past year while the typical price slipped, so a seller who waits is betting on a turn the record does not show. If your home is ready and your price comes from this year’s sales, listing now puts you in front of the buyers who are already looking.

Public-record median: $607,500 for East Austin sales recorded in the MLS, 90 days ending October 20, 2026. The public record understates this market. The sales that would pull this number up trade privately and never reach the MLS, and in 78702 a lot alone rarely changes hands under a million dollars.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Did waiting a year help East Austin sellers?

On price, no. The typical East Austin home sold for $585,000 this past year, against $604,000 the year before.

The drop is real per square foot as well, $394 this past year against $404 the year before, which rules out a simple shift toward smaller homes. The chart below sets this year beside last.

What does a buyer’s market mean for your timing here?

It means the first price carries more weight than the calendar. East Austin closed at 94.0% of original asking over the last three months, a buyer’s market for the area overall, though your own price range may read differently.

Buyers here have choices. There are 6.8 months of supply, and most of the competing listings have already come down from where they started, so a home that opens too high joins the crowd waiting for a second look.

Sales volume held up, too. The last three months produced 200 sales, against 202 in the same months a year ago.

Does your price range change the answer?

It can change it completely. East Austin is a buyer’s market overall, and yet one price range in the middle of the market ran as a seller’s market for that range over the last three months.

Homes that started in the high $500,000s sold for 97.2% of original asking. The range just under half a million closed at 90.4%, so two homes a short drive apart can face very different buyers.

The higher ranges mostly sat in between, with buyers paying close to asking without bidding over it. Each ZIP scoreboard below carries its own range table, so start with the one for your address.

Above $1M the public numbers only show part of the market, because many of those sales never reach the MLS.

What do the homes under contract say about this fall?

They say buyers are still writing contracts. As of this week, 45 East Austin homes were under contract with showings still allowed, and another 23 were pending.

New listings keep arriving as well, which is why a seller’s best move is to be priced right on the day a buyer first sees the home. Nothing in these counts tells me where prices go next, and I would not trust anyone who claims they do.

How do I give an East Austin listing its best first week?

By putting it in front of buyers before it goes public. During the coming-soon stage I market the home to my buyer network, which includes 4,000 cash buyers in my black book, a count that leaves out buyers using traditional financing, and more than 100,000 buyers in my team’s database. You see every option that comes in and you choose.

Then the price has to hold up on day one. That means an asking price based on this year’s closed sales, not last year’s, and a home that is move-in ready when the first buyer walks in.
