Why did Chernosky prices drop this year?
Partly price, partly which homes sold. The typical sale was $535,000 this past year, against $652,088 the year before, at about the same size.
Price per square foot fell too, to $396 from $467. The year before, the homes that sold were mostly brand new, with a median build year of 2024, and new construction carries a higher price per foot than a house a few years old.

Sell now, or wait?
Chernosky spans 78721 and 78702, and in both the first price is what a buyer judges.
- Sell now if your asking price is based on this year’s closed sales, not last year’s.
- Sell now if your home is move-in ready and shows like the new ones.
- Wait if the house has repairs an inspector will catch, and handle them first.
- Wait if you need last year’s new-construction price per foot to make the sale work.
In the coming-soon stage I put a Chernosky listing in front of my buyer network, including 4,000 cash buyers in my black book, not counting buyers who use traditional financing. You see every option and decide.
