In the three months ending October 15, 2026, homes in Woodcreek, Wimberley, closed at 94.5% of original asking, a balanced reading for Woodcreek as a whole, and a price point changes which market a home is in. Your section changes who you compete with, because the homes that sold across Woodcreek’s numbered sections run from decades old to newly built. In my read, the first job is to find which sections your buyer’s other tours are in.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

18 Wimberley homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes. That includes 5 in Woodcreek.
Every number on this page covers Woodcreek only. What the Wimberley market as a whole means for a seller is on Selling in Wimberley, TX? What a mostly resale market means for your price.
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Woodcreek closed homes at 94.5% of their original asking price over the last three months, which is a balanced reading by the rule I use. A section or a price point can sit in a different market from that overall figure.
Supply looks heavier than the sale prices. Woodcreek carries 10.3 months of inventory against 6.0 for the Austin metro, meaning that many months to sell every listing at the recent pace. In my read the gap is the 61.3% of listings that have already come down from their first price.
The typical Woodcreek sale took 104 days to reach a contract over the last three months, against 62 days in the same three months last year, and more than half took over three months. The Wimberley page on slow sales takes up whether that wait is the market or the first price: Is a slow Wimberley market the problem, or is it the first price?

| Measure | Woodcreek, 90 days | Wimberley, 90 days | Woodcreek, twelve months | Wimberley, twelve months |
|---|---|---|---|---|
| Homes sold | 18 | 49 | 90 | 224 |
| Median sale price | $395,750 | $516,000 | $446,500 | $559,054 |
| Median days on market | 104 days | 89 days | 68 days | 76 days |
| Share of original asking price | 94.5% | 94.6% | 95.1% | 93.7% |
| Price per square foot (median) | $244 | $275 | $239 | $279 |
Price per square foot rose over the last three months, $244 against $232 in the same three months last year, and eased over twelve months, $239 against $241 in the twelve months before.
The median sale price runs the other way over the two spans: $395,750 against $425,250 for the three months, and $446,500 against $421,500 for twelve months. The two measures disagree, so I price against comparable sales.
Sale price as a share of original asking was 94.5% against 94.2% over the three months, and 95.1% against 95.6% over twelve months.
Wimberley as a whole sold at $275 a square foot over the last three months, against $244 in Woodcreek. Timing for the whole town is on Sell your Wimberley home now, or wait? Three months and a year disagree.

Woodcreek Sec 19 and Woodcreek Sec 6-C tie for the most closings over the past twelve months.
Their typical build years sit far apart, 2025 in the first and 2007 in the second, so the same MLS name covers newer and older sales. Woodcreek Sec 2 has a median build year of 1984.
New builds were 16.7% of the Woodcreek closings over the last three months, too few for a median of their own. The resales that closed did so at 97.2% of original asking.

Ten sales in three months is the bar for a 90-day reading, and no Woodcreek range met it, so these readings use twelve months.
$450,000 to $499,999 and $500,000 to $549,999 both read balanced, the same as Woodcreek overall.
$400,000 to $449,999 reads as a seller’s market, for that range only.
$350,000 to $399,999 reads balanced and has more homes for sale than any other range, with builders listing some. The wider Wimberley picture is on Selling in Wimberley, TX? What a mostly resale market means for your price.
