In the three months ending October 15, 2026, all 13 homes that closed in Spring Creek, Taylor, were new builds, and none was a resale. Those homes closed at 94.7% of original asking, a balanced reading for Spring Creek as a whole, and a price point changes which market a home is in. In my read, a Spring Creek resale has no sale of its own kind to point to, so I price it against Taylor resale sales and nearby builder asking prices together.

86 Taylor homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page covers Spring Creek only. What the Taylor market as a whole means for a seller is on Why can a balanced Taylor market still be a hard one to sell in?
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
The recent record holds none. Every one of the 34 homes that closed in Spring Creek over the past twelve months was a new build, and the subdivision has no resale listing on the market today.
The build years say the same. All 13 homes that closed in the last three months were built in 2025 or later, and the MLS shows a median build year of 2026 for the twelve-month sales.
That leaves a resale owner without a Spring Creek sale to anchor on. I treat the recent builder sales as the nearest reference and then check them against resale sales elsewhere in Taylor, what the Taylor price is worth to a buyer is on Is last year’s Taylor sale price the number your buyer will use?
Homes closed at 94.7% of their original asking price over the last three months, so Spring Creek reads balanced by the rule I use. The reading belongs to Spring Creek as a whole, and a different price point can land in a different market.
Taylor as a whole closed at 94.2% over the same three months. Supply is where the two part ways: Spring Creek shows 0.7 months of inventory, and Taylor shows 7.8.
Months of inventory is how long it would take to sell every home for sale at the recent pace of sales. Spring Creek has only three homes for sale, so a single contract moves that figure a long way, and I give it little weight. None of the three has cut its price.
Speed has changed. The typical home reached a contract in 66 days over the last three months, against 148 days in the same three months last year, and a little over a third of the homes that closed took more than three months. Why homes take the time they do is on Why aren’t homes selling in Taylor? What the homes that did sell tell you.

| Measure | Spring Creek, 90 days | Taylor, 90 days | Spring Creek, twelve months | Taylor, twelve months |
|---|---|---|---|---|
| Homes sold | 13 | 65 | 34 | 258 |
| Median sale price | $269,990 | $284,052 | $347,490 | $304,472 |
| Median days on market | 66 days | 62 days | 63 days | 62 days |
| Share of original asking price | 94.7% | 94.2% | 95.8% | 94.3% |
| Price per square foot (median) | $149 | $161 | $151 | $173 |
Price per square foot is lower on both comparisons. It was $149 over the last three months, against $157 in the same three months last year, and $151 over twelve months, against $157 in the twelve months before.
The median sale price moved the same way over both comparisons, while the share of original asking moved the other way and is well above a year ago on both. Table 2 gives each pair.
More homes are changing hands as well, in both periods. With a record this short, I weigh the price per square foot more than the median.

DRB Homes is the one builder name on the three listings, and builders hold every home for sale. The table shows the asking range and median.
Those three homes have been listed a median 85 days so far.

No price range in Spring Creek reached 10 sales in the last three months, so I read ranges on the twelve-month basis and say so.
$250,000 to $299,999 is the one range with at least 10 sales over twelve months, and it reads as a seller’s market on that basis, for that range only. Spring Creek as a whole reads balanced on twelve months, so this range reads differently from the subdivision.
$350,000 to $399,999 reads as a buyer’s market on the twelve-month basis.
$400,000 to $449,999 reads balanced on the same basis. Each has fewer than 10 sales over twelve months, so I lean on those two readings lightly. Whether to list now or wait at your price is on Sell your Taylor home now, or wait? See how homes at your price fared.
The Taylor view for sellers is on Why can a balanced Taylor market still be a hard one to sell in?
The Spring Creek reading is a starting point, and your home’s age and price settle how well it fits. Running your address shows which sales a buyer would set beside yours.
Spring Creek is a run of new homes with a single builder on the market and no resale in sight, so the usual neighbor comparison is missing. A buyer has DRB Homes asking prices to look at and, for a resale, Taylor sales further afield.
For your house, then: at the price you would open at, what does a buyer set beside it, and what does yours offer that the new homes do not?
