In the three months ending October 15, 2026, Summerside homes in Lockhart went under contract in a median 40 days. In my read a quick sale here means the price met the buyer, and buyers still paid 92.9% of original asking, a buyer’s market for Summerside overall, so a price point changes which market a home is in.

44 Lockhart homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes. That includes 4 in Summerside.

| Twelve months ending October 15, 2026 | 80 | $222,244 | 43 days | 92.5% | $136 |
| Prior twelve months (October 16, 2024 to October 15, 2025) | 51 | $238,990 | 17 days | 96.3% | $156 |
The last three months look different from the year as a whole. Price per square foot was $132, against $130 in the same three months last year, so the drop shows in the twelve-month figures and the latest sales sit level with last year on that measure.
What the space is worth beside a new build is on Is your Lockhart resale worth more per square foot than a new build?
In the last three months, Summerside homes closed at 92.9% of original asking, and by the rule I use that is a buyer’s market for Summerside overall. Your price point can put you in a different market, as the range readings below show.
The same three months last year closed at 97.4% of original asking, which the rule calls a seller’s market. The table sets Summerside beside Lockhart as a whole for both periods.

Supply is tighter than the price reading, at 3.4 months of inventory against 6.0 for the Austin metro. Months of inventory is the number of months today’s listings would take to sell at the recent pace. I put what buyers paid first, so supply supports the reading and does not change it. When to list, with just over a third of the homes for sale already cut, is on How do you time a Lockhart sale when most listings have cut their price?
Summerside homes went under contract in a median 40 days over the last three months, against 12 days in the same three months last year.
Lockhart as a whole took 64 days against Summerside’s 40, so Summerside is the quicker part of the town.
Almost half of the homes that closed went under contract within a month, and only a small share took longer than three months. The table has the split, and why the town divides between quick sales and slow ones is on Why do some Lockhart homes sell in weeks while others wait months?

Lennar lists most of the homes for sale in Summerside, and builders hold nearly three of every four listings.
The five resale listings ask a median $264,000 against $251,249 for Lennar’s listings, asking compared with asking. Just over a third of all the homes for sale have cut from their original asking price.

| Builder | Listings | Asking range | Median asking |
|---|---|---|---|
| Lennar | 14 | $224,999 to $269,499 | $251,249 |
Sales follow the same split. All but one of the 17 homes that closed in the last three months were built in 2025 or later, and over the twelve months about four of every five sales were new builds. A resale seller has few sales of its own kind to point to.
How Lennar and the other builders list across the town is on How can a Lockhart resale compete when Perry Homes and Lennar are listing?
Not one Summerside price range reached 10 sales in the last three months, so the ranges below are read across the full twelve months instead of in a table.
The $200,000 to $249,999 range carried about half of the year’s sales and reads as a buyer’s market for that range alone.
The $250,000 to $299,999 range reads as a buyer’s market too, for that range alone, and it holds more of the homes for sale than any other range.
The $300,000 to $349,999 range reads the same way on the twelve-month basis, for that range alone. For the town report that sits behind these figures, see Do Lockhart prices say more about Summerside than about your house?
Fit depends on your price range and your home’s age. Run your address and we compare it with the Summerside sales that match.
Summerside homes sell with Lennar listing most of what a buyer can choose from, and the past year closed at a lower price per square foot than the year before. A buyer who tours a Lennar home the same day sees yours beside it.
So the question for your house is specific: at the price you would open at, does a buyer who has just seen a Lennar home choose yours?
