Over the twelve months ending October 15, 2026, homes in The Colony in Bastrop sold at a typical $180 per square foot, against $200 in the twelve months before. The three months ending the same day read as a buyer’s market for the subdivision overall, and a home at a different price point can sit in a different market. In my read, a seller here is pricing against the builders’ houses first, because Perry Homes, Terrata Homes and others list about half of what is for sale.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

118 Bastrop homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes. That includes 9 in The Colony.
Every number on this page covers The Colony only. What the Bastrop market as a whole means for a seller is on Selling in Bastrop, TX? What buyers wait for while builders list new homes.
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Homes in The Colony closed at 92.4% of original asking over the last three months. Buyers hold the edge across the subdivision as a whole, though a home at a different price point can sit in a different market. Few homes closed at or above their original asking price.
Months of inventory points the other way. Supply in The Colony is 4.8 months, where the Austin metro has 6.0. Builders list about half of the homes for sale and most listings have cut, so I read the sale price against original asking first and treat months of inventory as the supporting number.
The typical sale took 101 days to reach a contract, and more than half of the sales took longer than 90 days.

| Measure | The Colony, 90 days | Bastrop, 90 days | The Colony, twelve months | Bastrop, twelve months |
|---|---|---|---|---|
| Homes sold | 44 | 154 | 171 | 635 |
| Median sale price | $457,450 | $371,250 | $435,000 | $370,000 |
| Median days on market | 101 days | 71 days | 95 days | 88 days |
| Share of original asking price | 92.4% | 94.6% | 90.1% | 94.0% |
| Price per square foot (median) | $187 | $194 | $180 | $191 |
Over the year, a square foot in The Colony sold for less: a typical $180 in the latest twelve months, $200 in the twelve before.
The typical sale price moved less, $435,000 against $440,000, so the price of the space shows the change better.
Share of original asking fell too, from 93.3% in the twelve months before to 90.1% in the past twelve months.
The latest three months run higher on the median, $457,450 against $409,306 a year earlier. In my read that reflects the mix of homes, since new builds were most of the recent closings.
Price per square foot was $187 against $200 a year earlier.
More homes closed this season too, 44 against 31. How timing fits into this is on Should you sell your Bastrop home now, or wait with builders listing nearby?
Builders list about half of the homes for sale in The Colony, under six builder names. Perry Homes lists the most, followed by Terrata Homes. The table shows each builder by listing count.
Table 3. Builder listings in The Colony by builder name on the MLS record, as of October 16, 2026; 36 builder listings of 70 homes for sale. Source: Unlock MLS.
| Builder | Listings | Asking range | Median asking |
|---|---|---|---|
| Perry Homes | 11 | $399,900 to $799,900 | $550,900 |
| Terrata Homes | 7 | $458,900 to $527,900 | $472,900 |
| Scott Felder Homes | 6 | $409,990 to $506,990 | $478,490 |
| Drees Custom Homes | 5 | $449,900 to $599,900 | $469,900 |
| Ashton Woods | 4 | $323,181 to $449,815 | $403,485 |
| Sitterle Homes | 3 | $530,000 to $699,000 | $559,000 |
About two in three homes for sale have been cut from where they started. Most of the builder listings have cut, and so have most of the resale listings.
Resale listings ask more than builder listings, a typical $544,700 against $489,900, and they have been up for much longer. Who lists where, builder by builder, is on Is a builder or your neighbor your Bastrop home’s real competition?
No range reached 10 sales in the last three months. I read the ranges that follow over twelve months, and each reading belongs to its own range.
The $450,000 to $499,999 range carries the most homes for sale, and builders hold most of them. Over twelve months it reads as a buyer’s market.
The $500,000 to $549,999 range reads that way as well.
Lower down, the $300,000 to $349,999 range reads as a buyer’s market too, for that range.
So does the $350,000 to $399,999 range.
Only the $400,000 to $449,999 range reads balanced.
New builds were about two thirds of the recent closings, and almost three quarters over the year. The newest homes, built in 2025 or later, are the largest group.
Builds from 2015 to 2024 come next, and none of the recent closings was built before 2000.
Resales took a median 156 days to reach a contract, and new builds 71.
Both closed at about the same share of original asking, 92.5% for resales and 92.3% for new builds, so in my read the cost to a resale seller here shows up in waiting time.
The Colony has read as a buyer’s market over three months and over twelve. Whether that describes your home depends on its range and its age. If that is you, the fastest way to know is to run your address.
These figures cover the subdivision, and your house would be one more sale in the record. Builders such as Perry Homes and Terrata Homes list about half of what is for sale, so the comparison your buyer makes is often with a new house.
The question for a first conversation: at the price you have in mind, what makes yours the better choice when a buyer sets it beside one of those houses?
