The Wimberley median sale price was $559,054 over the twelve months ending October 15, 2026 and $516,000 over the last three. In my read, neither is the number for your home, whether it sits in Woodcreek or Hill Country Ranches, because a buyer pays for the home in front of them against the other listings for sale. A walkthrough is where a number for your home comes from.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

18 Wimberley homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on Selling in Wimberley, TX? What a mostly resale market means for your price, and every number on this page is also broken out in the tables on Is Wimberley carrying too many homes for sale? What the 78676 numbers show.
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
The homes that sell in one stretch of months differ from the homes that sell in another, so a median moves with the calendar. Over the last three months the median for resales alone was $541,000. The median home that sold had 1,970 square feet of living area.
Price per square foot is the steadier measure. Homes sold at $275 a square foot over the last three months, and resales alone sold at $281. The chart below puts what a square foot sold for next to what sellers are asking for one.
The spread inside one development shows why a town figure says little about a street. Over the past twelve months the typical sale was $261,000 in Woodcreek Sec 9A and $515,000 in Woodcreek Sec 6-C.
Buyers paid more per square foot across the town. Price per square foot was $279 over the past twelve months, against $261 over the twelve months before, up 7.0%.
The median sale price moved the same way, $559,054 against $474,400, up 17.8%.
In my read, that is a figure for a mix of homes, and it becomes a number for your house only when the walkthrough sets your condition and your street against it. Sales volume over the same stretch is on Selling in Wimberley, TX? What a mostly resale market means for your price.
Builder listings ask a median $484,200, and resale listings ask a median $644,000.
Per square foot, builders ask $241 and resales ask $299, so on asking price the two kinds of listing sit in different places.
Builder listings span $339,000 to $3,700,000, so their median describes no single house. In my read, a builder home is a reference point for a resale only when the two share a price range and a community.
Only four new builds closed in the last three months, so there is no sold-to-sold comparison between a new build and a resale in Wimberley, and the asking figures are the only side-by-side.
An asking price is a hope and not a sale. Which listings a buyer is touring, and which have already cut, is on Which Woodcreek or other Wimberley homes will your buyer tour instead?
Homes that closed in the last three months did so at 94.6% of their original asking price, so the number a seller starts at is not the number that ends up on the contract.
That is one period’s measurement, and the comparison with the full year is on Sell your Wimberley home now, or wait? Three months and a year disagree. Why some listings go under contract in a month and others take a season is on Is a slow Wimberley market the problem, or is it the first price?
The appraisal district values property for tax purposes each year, while the price a buyer pays is agreed in the contract. I make no prediction about how an appraisal will come out.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Hays Central Appraisal District (https://hayscad.com). What WIR can tell you is what a buyer would pay.
A walkthrough is the step that reads your condition, your street and the homes your buyer will weigh yours against. Each figure above describes other houses, and yours is not among them. Bring along any repair list an inspector would write, because a buyer will price those items into an offer.
The tables behind each figure are on Is Wimberley carrying too many homes for sale? What the 78676 numbers show. The whole Wimberley story is on Selling in Wimberley, TX? What a mostly resale market means for your price.
Where your price sits among recent closings, and what an inspector would find, carry most of the answer. If that is you, the fastest way to know is to run your address.
What you are competing with is on Which Woodcreek or other Wimberley homes will your buyer tour instead?
On a Wimberley afternoon tour, a buyer sets your house beside the other listings, and each figure above describes houses other than yours.
So the question is a plain one: as your home stands this month, what number would a buyer write on the contract?
