Uhland’s typical time to contract hides a split. Over the three months ending October 15, 2026, 6 homes went under contract within a month and 11 took more than three months. In my read, the first price decides which end a listing lands on, and the new home in Pradera or Wayside that a buyer sees next sets the bar it has to clear.

3 Uhland homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
The typical Uhland home took 53 days to go under contract, and the table below shows how the 39 homes spread.
Table 1. How long the 39 homes that sold in Uhland took to go under contract, cumulative days on market to contract, 90 days ending October 15, 2026. Source: Unlock MLS.
| Days on market | Homes sold |
|---|---|
| 30 days or less | 6 |
| 31 to 60 days | 16 |
| 61 to 90 days | 6 |
| More than 90 days | 11 |
The largest group went under contract in the second month. The two ends are not equal: more homes took over three months than went under contract inside one. Every one of them was a new build, in communities such as Pradera and Wayside, and the MLS does not show me which communities sit at which end of the table.
The first price is the biggest thing a seller controls going in, which is why I read the split mostly as a pricing question.
They came down to meet buyers. Only 7.7% of the homes closed at or above their original asking price, and the typical home closed at 90.7% of it.
The MLS does not record why one listing went quickly and another waited, so what follows is my read. On price, a buyer who has seen a new home in Pradera at a lower number has a point of comparison for yours. On promotion, the record shows me when a listing was entered and when it went under contract and nothing about how it was shown, so I cannot grade that part from data. On product, a resale beside new homes is compared with houses that are new.
The typical home for sale has been on the market 43 days so far. Builder listings have a median of 50 days listed to date, and resale listings 17.
Each of these homes is still for sale, so the figures say how long a listing has waited and say nothing yet about how long it will. The first thing I check on a listing that waits is the gap between its first price and what nearby homes closed at. Who is listing and where is on Do Pradera or Watermill prices set what your Uhland home competes against? Whether the price cuts should change when you list is on Is waiting for last year’s Uhland price a plan or a hope?
In the three months, 49 new listings came on the market while 39 homes sold, so a new Uhland listing joins a crowd.
Start with the closings in your own price range, because the town median blends ranges that move at different speeds. Next, look at the homes for sale beside yours at the same price and note which have already been cut. Last, plan how fast you will answer a buyer’s agent, since the record cannot show me that and it is the part of promotion a seller controls.
Few Uhland listings failed to sell over the three months. The share that failed to sell was 4.9%: listings that expired or were withdrawn in those three months, as a share of every listing that reached an outcome either way, sold or not. The Austin metro’s share over the same three months was 39.9%.
That share rests on 2 listings, and most Uhland sellers who list do sell, so I do not read much into it. The MLS does not record why either one failed, and I make no comparison of those homes with the ones that sold.
It does. In the $250,000 to $299,999 range, the one with enough recent sales to read, the typical home took 76 days to go under contract, against 53 for the town. It is also the range where the most homes closed in the three months, so a slow reading there describes the largest group of sales in town.
What buyers paid per square foot is on How does a buyer price a resale beside a new Pradera home in Uhland? The price range table is on Is Uhland a buyer’s market when Lennar and D.R. Horton list most homes? Its reading is for the town overall, and a price point changes which market a home is in.
A few things move a listing toward one end or the other, and you can check most of them yourself. If that is you, the fastest way to know is to run your address.
A buyer comparing your Uhland listing with a new home in Pradera or Wayside weighs the price you ask, how well the home was shown to them, and what the house itself offers.

Chris’s position, WIR positions library, approved September 9, 2026.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
Uhland’s record fits the price part of that, since most homes for sale have already come down from where they started.
