A buyer prices your Uhland resale against the new homes for sale now, in communities such as Pradera, and your appraised value and sold comps show where the market was yesterday. Price per square foot was $154 over the twelve months ending October 15, 2026, against $169 over the twelve months before. In my read, a seller in Pradera or Wayside should price against the homes for sale there today.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Uhland’s median sale price was $235,990 over the twelve months ending October 15, 2026, against $263,490 over the twelve months before, in line with the drop in price per square foot. Nearly all of those sales were new builds in communities such as Pradera, so the figures record what new homes sold for.
A resale seller who remembers last year’s number is working from the earlier of the two medians. Your own home can sit above or below the town figure, and the walkthrough is where that gets settled.
Builder listings in Uhland ask $141 per square foot, and resale listings ask $166.
A buyer touring both sees a resale asking more per square foot than the new home beside it, and that is where the pricing question starts. In my read, a resale holds the higher ask only when the house shows a reason for it, such as the lot, the street or the work already done.
An asking price is a hope and not a sale, and most builder listings have already been cut from where they began. The builder median asking price is $234,749, a reference point for yours.
No resale closed in the three months ending October 15, 2026, so there is no resale sold price to set beside the new-build one. All the sales were new builds, which sold for $146 per square foot, and homes across the Austin metro sold for $204 per square foot over the same three months. In my read, a metro per-square-foot figure is a poor yardstick for an Uhland home.
Buyers paid 90.7% of original asking on those new builds. Asking and sold are different computations, so I do not set the asking figures above beside these.
Buyers paid different shares of original asking in different ranges.
The $250,000 to $299,999 range closed at 87.4% of original asking in the three months.
The $200,000 to $249,999 range had fewer than ten sales in that time, so I read it on the twelve months ending October 15, 2026, where it reads balanced for that range.
Your own range decides which of those you are pricing against. Each reading is for that range as a whole, and the full range table is on Is Uhland a buyer’s market when Lennar and D.R. Horton list most homes?
The typical Uhland home that sold had 1,600 square feet of living area. If yours is much larger or smaller, the per-square-foot figures above will fit it less well, and the closings in your own price range are the better guide.
Size also decides which new homes sit beside yours on a tour. The MLS record does not show me the plan sizes of the new homes for sale, so the comparison against them starts at the walkthrough, where I record your square footage and condition.
The appraisal district’s number is set for tax purposes. A buyer’s offer is set by what else is for sale, and I make no prediction about how the two will compare.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Hays Central Appraisal District (https://hayscad.com). What WIR can tell you is what a buyer would pay.

Your price range and the condition of the house decide it. If that is you, the fastest way to know is to run your address.
What your buyer compares your home with is on Do Pradera or Watermill prices set what your Uhland home competes against? Whether to list now is on Is waiting for last year’s Uhland price a plan or a hope?
The Uhland figures above describe other houses, mostly new ones in communities like Pradera. A number for yours comes from looking at its condition, its street and the homes a buyer would weigh it against, and the walkthrough is where that happens.
So the question to take into it: if a buyer had your house and a new Pradera home in front of them, what would each be worth to that buyer?
