Uhland is a buyer’s market overall: homes closed at 90.7% of original asking in the three months ending October 15, 2026, and Lennar and D.R. Horton list most of the homes for sale, so a seller in Pradera or Wayside is pricing against new homes. A price point changes which market a home is in, and the price range table below shows where. In my read, a seller here does better pricing to recent closings than to a neighbor’s first price.

3 Uhland homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Uhland is a buyer’s market overall. In the three months ending October 15, 2026, homes closed at 90.7% of their original asking price, which is below the line I use for a balanced market, and that is the reading for the town as a whole. A price point changes which market a home is in, and the price range table further down shows where.
The supply number points the other way. Uhland carries 3.9 months of inventory against 6.0 for the Austin metro. Months of inventory means how long it would take to sell every home for sale if no new ones came on. I give the sale price more weight, since most of the homes for sale in Pradera, Wayside and the rest of town have already come down from their first price.
The table below sets Uhland beside the metro for the same three months.

Builders hold 80.4% of the homes for sale, and the MLS shows two builder names, Lennar and D.R. Horton. Every home that sold in the last three months was a new build, and none was a resale.
The twelve months look the same. New builds were 97.8% of closings, so a seller with an older home has almost no closed sales of its own kind to point to.
The busiest communities are builder communities. Pradera closed the most homes of any community over the twelve months, well ahead of Wayside, Marigold and Watermill, and the typical home that sold in each was newly built. The closings by community are on Do Pradera or Watermill prices set what your Uhland home competes against?
Prices in Uhland are lower than a year ago on the twelve-month figures. Price per square foot was $154 over the twelve months ending October 15, 2026, against $169 over the twelve months before.
The median sale price is on How does a buyer price a resale beside a new Pradera home in Uhland? with both periods beside it. More homes sold in the latest twelve months than in the twelve before, 186 against 148, which tells me buyers are here.
The last three months held level on count, 39 closings against 40 in the same three months last year. What a lower year means for your own number is in the same place.
Uhland’s price ranges do not all read the same way. The table below shows the one range with at least ten sales in the three months.
Table 2. Uhland homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $250,000 to $299,999 | 25 | $234,999 | 19 | 15 | 14 | 2.3 | buyer’s market |
That range, $250,000 to $299,999, closed at 87.4% of original asking, a buyer’s market for that range and the same reading as the town.
The $200,000 to $249,999 range had fewer than ten sales in the three months, so I read it on the twelve months instead.
On the twelve months ending October 15, 2026 it reads balanced for that range, judged on sale price against original asking.
The $300,000 to $349,999 range reads as a buyer’s market for that range on the same twelve-month basis, judged the same way.
The biggest risk is pricing to a number from last year. Most of the homes for sale have already come down from their first price, so a seller who opens high joins a crowd of listings already priced below where they started.
The next risk is the home a buyer tours first. In Pradera and Wayside that is a new house, and Lennar and D.R. Horton list most of what is for sale.
An older home carries a third problem, because no resale closed in the last three months to show what a home like yours sold for. In my read, the number to find first is what a buyer would pay next to the new homes, and Uhland’s closings cannot show it.
Timing is its own question, and it is on Is waiting for last year’s Uhland price a plan or a hope?

An Uhland buyer is choosing among new homes in Pradera, Wayside and Watermill and a handful of resales, and most of what is for sale is already priced below where it started. Your price has to hold up beside theirs.
For your house, then: which reading applies at your price, the town’s buyer’s market or the one for your own range, and what would a buyer need to see to pick yours?

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
You can see the gap in the Uhland listings: most homes for sale have already come down from their first price, while 26 homes are pending right now.
