Top-Rated Real Estate Agents for Texas Buyers and Sellers

Is waiting for last year’s Uhland price a plan or a hope?

Quick answer

Sell your Uhland home now if the price you need matches recent closings, and wait only if it sits above them. The typical Uhland home sold for $232,999 in the three months ending October 15, 2026, against $250,500 in the same three months last year. In my read, the town overall is a buyer’s market and your price range can put you in a different one.

Has waiting for last year’s price paid off in Uhland?

Most of the recent sales in Uhland were new homes in communities such as Pradera and Wayside, so a resale seller is comparing with that record. The chart that follows lines up this season with the same one a year ago.

Buyers kept buying. Closings were 39 in the latest three months against 40 in the same three months last year.

Are Uhland buyers still buying?

The pipeline says they are. As of October 16, 2026, 2 homes were active under contract and 26 were pending, which are buyers who have already chosen a house.

The MLS count does not split the pending homes into new builds and resales, so it shows that buyers are active in Uhland and leaves open how many of them chose a resale. Every closing in the latest three months was a new build.

What happens to Uhland sellers who start high?

Most of them end up cutting. Nearly three in four of the homes for sale in Uhland, 74.5%, are priced below their original asking price.

The homes that sold came down as well, and the typical one closed at 90.7% of its original asking price. That is why I would open at a price the last three months of closings support. The speed side of the story is on Does Uhland’s typical time to contract hide fast and slow listings?

Does my price range change the answer?

Uhland as a whole reads as a buyer’s market over the three months, and that is the town overall; your price range can put you somewhere else.

Table 1. Uhland homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

The $250,000 to $299,999 range in the table closed at 87.4% of original asking, a buyer’s market for that range.

Fewer than ten homes closed in the $200,000 to $249,999 range in the three months, so I read it on the twelve months instead.

On the twelve months ending October 15, 2026 it reads balanced for that range, judged on sale price against original asking.

The $300,000 to $349,999 range reads as a buyer’s market for that range on the same twelve-month basis.

How do Lennar and D.R. Horton affect my timing?

They set the pace for the listings around you. Builders hold most of the homes for sale in Uhland, and the two builder names on the MLS are Lennar and D.R. Horton.

Most of those listings are priced below where they started, so a resale that opens high lands beside homes with a lower number on them.

In Pradera, which closed the most homes over the twelve months, a resale seller will see new homes on every side. That raises the value of knowing the closings in your own price range before you choose a month. Which homes your buyer tours is on Do Pradera or Watermill prices set what your Uhland home competes against?

What can I do now that does not depend on timing?

A few jobs are worth doing whether you list this month or later, and none of them commits you to anything. Find the closings in your own price range, since one town number cannot describe ranges that read differently. Fix what an inspector would put in writing. Look at the new homes near your street, because they are the ones a buyer measures yours against.

Then decide on timing with those answers in hand. A seller who has done all three can say what the home would sell for against the homes around it, and that is a better footing for a decision than the town figures. The town picture is on Is Uhland a buyer’s market when Lennar and D.R. Horton list most homes? Its reading is for the town overall, and a price point changes which market a home is in.

Which fits your home: selling now or waiting?

The town numbers point one way and your price range can point another, so I sort a home by its range before answering. If that is you, the fastest way to know is to run your address.

What a buyer would pay for your home beside a new one is on How does a buyer price a resale beside a new Pradera home in Uhland?

Your situation

Uhland has buyers, and a seller who reads the town as one market is the one most likely to misjudge it. Your price range decides which reading applies, and a new home in Wayside or Pradera at a similar price decides how much room you have.

For your home, the question is which move leaves you better placed: listing this month against what is for sale now, or holding off with a different set of homes around you?
