How does a resale in The Hills stand out among other resales at its price?

Quick answer

As of October 16, 2026, 16 homes are for sale in The Hills, and all but one are resales. In my read, a resale stands out here on condition and on opening at a price recent sales support, because the six resales that have already cut show where a first price did not hold. The one builder listing is Grandview Custom Homes in The Hills Of Lakeway.

Are the other resale sellers cutting their price?

Six resale listings are priced below their original asking price, and the builder listing is not. Cuts are less common here than across the metro, but those six are among the homes your buyer can compare with yours, and a resale that opens above recent sales has not yet conceded.

How that share compares with the Austin metro is on Why are homes in The Hills slow to go under contract right now?

Which subdivisions in The Hills have the most homes for sale?

Of the subdivisions in the table, Hills Lakeway Ph 04 has the most homes for sale, 3, so a seller there shares the subdivision with more listings than a seller in the others.

Hills Lakeway Ph 08 closed the most homes over the twelve months and has only 2 for sale.

Hills Lakeway Ph 01 and Hills Lakeway Ph 03 have no homes for sale at all.

The median home that sold in Hills Lakeway Ph 01 was built in 1984, the oldest of the five largest subdivisions, so in my read condition matters most where the homes are older.

If your home is a condo in Lakeside & Greens Condo, one condo is for sale there now, and the cottages in Golf Cottages Of Academy Place have none listed.

Is a builder competing at my price?

The only new build for sale is in the $1,500,000 to $1,749,999 range, and no other range has a builder listing. A home that would list in any other range is competing with resales only.

Even in that one range, the builder is one listing among three homes for sale, so a resale there still shares the range mostly with other resales. The builder’s price is a reference point for a seller in that range and not a price a buyer has paid, since no new build closed in The Hills over the twelve months.

I wrote my take on the house a buyer tours the same afternoon for a builder-heavy town, and it is on the Manor competition page. The Hills works the other way, since the neighbor’s resale is the competition here.

Where does a resale come out ahead?

In my read, a resale wins in The Hills on condition and on price set to what has closed. Where the listings around yours have already cut, the one that opens at a price recent sales support is the one a buyer can say yes to.

In my read, condition counts for more in a town of established homes, so working through an inspector’s list before you list puts a resale ahead of the others on the tour.

Timing counts as well. The typical resale listing has been on the market only a few weeks, so a new listing joins a field of recent listings.

Are you competing with a builder or with other resales?

That depends on your price and your part of town, and an address tells us more than the town figures do. If that is you, the fastest way to know is to run your address.
