As of October 16, 2026, 1 home in The Hills is active under contract and none is pending, so very few buyers have chosen a house that has not yet closed. In my read, list now if your home is move-in ready and priced to what buyers recently paid in a subdivision like Hills Lakeway Ph 09, and wait only if repairs an inspector would flag are still undone. Your price range can change that answer.

2 The Hills homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page comes from Unlock MLS and is dated in the box at the top of the page.
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Over the year, little changed. The typical home sold for $900,000 over the twelve months, against $910,000 in the twelve months before.
Price per square foot told the same story, $296 against $299.
The latest three months rest on a small number of sales, and in my read one or two large sales can move a typical price in a quarter this thin. A seller in Hills Lakeway Ph 09 or Hills Lakeway Ph 02 should price from the three months and the twelve months together.
The thin pipeline in the answer above is the reason I watch new supply. Over the last three months 15 homes came onto the market, so a seller who lists now joins a short list of competing homes. How long homes take to reach a contract is on Why are homes in The Hills slow to go under contract right now?
The town reads balanced over the twelve months, and the price ranges with enough sales to read do not agree with it. The reading for each range is on Do buyers hold the upper hand in The Hills when so few homes are listed?
The $800,000 to $899,999 range is the one that reads in a seller’s favor on the twelve-month basis. Its supply is 1.3 months of inventory, the tightest of the four ranges that can be read.
The other three read as buyer’s markets on the twelve-month basis even though none of them carries more than 3.2 months of inventory, so scarcity has not protected sellers in them either.
Waiting makes sense when the delay fixes something you control. In a town of established homes, a house with repairs an inspector would flag is the clearest case, since those repairs can be made before the listing and not argued over after the inspection.
Waiting makes no sense when the plan is to hold out for the prices of the same three months last year. A seller who needs those prices has nothing in the recent closings to build on, and the walkthrough is where I compare your home with what buyers have actually paid.
It depends on your subdivision. A seller in Hills Lakeway Ph 03 or in Hills of Lakeway has a thinner record of nearby sales than a seller in one of the five largest subdivisions, and in my read that makes the walkthrough comparison matter more before a list price is set.
The competition is mostly other resales. Who else is for sale, and what a resale has to beat to stand out, is on How does a resale in The Hills stand out among other resales at its price?
What a buyer would pay for your own home is on Which recent sale in The Hills is a fair comp for your home, and which is not?
The town numbers point one way and your price range can point another, so I sort a home by its range before answering. If that is you, the fastest way to know is to run your address.
The typical price per square foot, and what it means for your home, is on Which recent sale in The Hills is a fair comp for your home, and which is not?
A seller in Hills Lakeway Ph 02, Hills Lakeway Ph 09 or Hills of Lakeway is deciding in a market where a few closings each quarter set the comparison, and the right season to list is the one in which your home is ready.
So for your house: if it went on the market this month at a price recent buyers have paid, would you be glad you listed, or would you wish you had done the work first?
