Smithville homes that sold in the three months ending October 15, 2026 took a median 82 days to reach a contract, and more of them took over 90 days than any other group.
In my read, a stuck listing here is usually a price that opened above where buyers closed, and in Burleson, where 12 homes are for sale, a seller has plenty of neighbors to be compared with. The MLS does not record why any one listing failed.

29 Smithville homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on Selling in Smithville, TX? What older homes in Burleson and Byrne sold for, and every number on this page is also broken out in the tables on How does the 78957 housing market compare with Bastrop, La Grange and Paige?

A larger share of Smithville listings failed to sell than in the Austin metro as a whole. Failed to sell means the listing expired or was withdrawn without a sale, and the share is those listings over every listing that reached an outcome either way in the last three months. In that period 25 Smithville listings failed to sell, a share of 43.9% against the Austin metro’s 39.9%.
The MLS keeps no record of why an individual listing failed, which makes the reasons below my read. The chart sets out how many of the homes that sold reached a contract in each stretch of days.
Smithville is a slow market on days to contract. The typical home that sold took 82 days over the last three months, and the Austin metro’s took 56. These months run from July into October, the strongest selling season, so a reading from them looks better than a twelve-month average would.
Table 1. How long the 32 homes that sold in Smithville took to go under contract, cumulative days on market to contract, 90 days ending October 15, 2026. Source: Unlock MLS.
| Days on market | Homes sold |
|---|---|
| 30 days or less | 7 |
| 31 to 60 days | 5 |
| 61 to 90 days | 6 |
| More than 90 days | 14 |
More homes took over 90 days than any other group in the table, and the quick sales inside a month came next. In my read, a listing tends to land at one end or the other, and the first price is the biggest thing a seller controls going in. Read these days as the pace for homes that did sell, since the listings that failed are not in the table.
Over the past twelve months the typical Smithville home took 97 days to go under contract.
Fresh listings keep coming. In the last three months, 50 new listings came on the market while 32 homes sold, which is why a new listing here is one of many a buyer can pick from. In Burleson, Byrne or Smithville Townsite it is compared with the other listings in the same neighborhood first.
The sold homes mostly ended below their first price, and how far below is on Has waiting for last year’s price helped Smithville sellers?
Nearly every sale was a resale, so the resale record is the town’s record. The typical resale took 80 days to reach a contract.

The record can describe the homes that closed and cannot describe the ones that did not. Most of the sold homes were built before 2000, and only a minority closed at or above original asking.
I cannot tell you whether the listings that failed were older, newer or higher priced, because the MLS does not keep that. What I can tell you is the pace they were measured against, which is the slow one in the table above.
That pace is the benchmark a Smithville seller is measured against, and the first price is the decision that matters most.
More than half of the homes for sale in Smithville have already come down. At the moment 54.7% of the listings carry a price below where they opened, and the middle listing has been up for 89 days.
In my read, a cut is the seller’s second price, and by then the first buyers have usually seen the first one. Whether that should change when you list is on Has waiting for last year’s price helped Smithville sellers?
Some of what decides the outcome sits in your hands, and you can check most of it before you list. If that is you, the fastest way to know is to run your address.

Of the listings that do not close, the common thread in my read is a first price set above where buyers have been closing.
For your home, then: at the price you would start at, with the promotion it would get, would a buyer pick yours over the Burleson or Byrne listing that has already come down?

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
Smithville’s numbers fit the price part of that: the homes that sold closed under their first asking price, and the typical home still for sale has been listed 89 days.
