Top-Rated Real Estate Agents for Texas Buyers and Sellers

Which homes is a Smithville buyer comparing with yours, builders or resales?

Quick answer

As of October 16, 2026, a Smithville buyer comparing homes is looking mostly at other resales, since builders list 14.7% of the homes for sale. In my read, the listings that matter to you are the resales near your price, because 46 resale listings have already cut their price, and condition and price position decide which one a buyer picks. String Prairie Homes lists the most named builder homes.

Where are Smithville buyers closing, and what is for sale there?

Burleson and M5 Sub each closed nine homes over the past twelve months, ahead of Smithville Townsite with eight and Byrne with six. Table 2 gives the sale price, build year and homes for sale in each.

M5 Sub is the builder community of the group, with a median build year of 2025 and no homes for sale now, so it puts no competing listing in front of a buyer today. Burleson has 12 homes for sale, the most of any subdivision in the table, and Smithville Townsite has 7.

Indian Lake and Lake Thunderbird each closed four homes over twelve months and each has six for sale now, so in both places the homes for sale outnumber a year of sales. Pine Valley Estates closed four and has three for sale.

Builders also list in Byrne, Indian Lake, Lake Thunderbird, Kellar Farms, Smithville West, The Prairie and Woodrose Place, so a builder home can sit down the street in more places than the closings suggest.

Is a builder competing at my price?

Builders compete at some prices and not others. The $350,000 to $399,999 range has the most new builds for sale, five among its listings.

The $300,000 to $349,999 range has four, and the $250,000 to $299,999 range has three.

Those counts are for homes for sale in each range as a whole, and your street and your home’s condition can move the picture for your own house. Only one new build closed in the last three months, so there is little recent sold evidence of what a buyer pays for one.

What are the other resale sellers doing?

Most resale sellers have already cut. 46 resale listings are priced below their original asking price, and the typical resale has been listed 84 days so far.

Builder listings have been listed longer. The typical one has been on the market 186 days so far, and 6 are below their original asking price.

A buyer who has seen a cut price may measure your first price against it. How long homes took to reach a contract, and which ones did not, is on Is your Smithville listing stuck? What does a Smithville resale win on?

In my read, a resale here wins on price position. Many of the resales near yours have already come down, so a first price at or below recent closed sales stands out from listings still asking their original number.

A resale loses ground when its first price sits above where the street has closed. Are you competing with builders or with other resales?

That depends on your price and your part of town, and an address tells us more than the town figures do. If that is you, the fastest way to know is to run your address.
