Why are Point Venture homes slow to sell, and what did the sold ones accept?

Quick answer

Homes that closed in Point Venture in the three months ending October 15, 2026 took a median 236 days to reach a contract and sold at 82.6% of original asking. In my read, the first price is why: none of the homes that closed sold at or above its original asking, and more than half of those still for sale have already cut.

The typical home that closed took 236 days to reach a contract, against 56 days across the Austin metro in the same three months. Days to contract counts from the first listing date to the date a contract is signed.

How long do homes take to reach a contract in the towns around Point Venture?

Lago Vista’s typical home took 75 days to reach a contract over the same three months, and Jonestown’s took 87.

Lakeway’s took 58 days. Point Venture sits well apart from all of them, though 7 sales set its figure and a few homes can move a median that small.

Jonestown, like Point Venture, reads as a buyer’s market for the town overall, and Lago Vista reads balanced. Each reading is for the town as a whole, and a price point changes which market a home is in.

How does Point Venture’s listing record compare with the Austin metro’s?

Of every listing that reached an outcome in the last three months, 58.8% in Point Venture failed to sell, against 39.9% across the Austin metro. Failed to sell means the listing expired or was withdrawn without a sale, as a share of every listing that reached an outcome either way, sold or not.

In those three months 10 listings failed to sell and 7 closed. The MLS does not record why a listing failed, or the size or condition of the homes that did, so what separated the two groups is not on record. Ten listings is a small count, so I treat the level as a pointer and not a measurement.

What did the Point Venture homes that sold do about their first price?

None of the homes that closed sold at or above its original asking price, and the typical sale came in at 82.6% of it.

Over the past twelve months the 41 homes that closed sold at 89.6% of original asking, so the three-month figure is the low end of the record and not the whole of it.

Most of the homes that closed were built before 2000, and none was built in 2025 or later. The record does not show whether the homes that failed were newer or older.

What should a Point Venture seller check first?

In my read, start with the first price. Closed homes in Point Venture settled well under their original asking, which is the clearest fact in a record this thin, and a listing that opens near last year’s price is asking a buyer to pay more than recent buyers did.

Then look at the shelf. A home beside cut listings is being measured against sellers who have already moved, and in my read a home priced above them is the outlier.

Then check the home itself. In my read, a buyer comparing it with the cut listings around it notices condition, and the walkthrough is where I look at it with you.

Last, check how the listing is promoted and shown. The MLS does not record marketing, so that part comes from the walkthrough and from how each inquiry is handled.

Which risks can you check on your own Point Venture listing?

You can check most of this before you list. If that is you, the fastest way to know is to run your address.

Your situation

In Point Venture Sec 02, 8 homes closed over twelve months; that is the most of any section, and it is still too few to show a pattern.

For your house, then: at the price you would start at, would a buyer see a home that has already cut beside it?

What turns a Point Venture listing into a contract?

Chris’s position, WIR positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

Point Venture’s numbers fit the first part: none of the homes that closed sold at or above its first price.
