Homes that closed in Point Venture in the three months ending October 15, 2026 sold at a median $152 per square foot, on very few sales; the twelve months put it at $206. In my read, your home is worth what a buyer will pay against the listings in your own section on the day you list, since sections sell at very different prices.

12 Point Venture homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
The typical home that closed in the last three months sold for $339,915, at a median $152 per square foot, and the median home was 2,243 square feet. That is the size a per square foot figure describes best, and a much larger or smaller home reads differently.
Every closing was a resale, so there is no new-build sold price to set beside them. The one new build for sale, from Vogel Custom Homes in Point Venture Sec 01, asks $2,499,000, or $566 per square foot. That figure is an asking price, so I leave it out of any comparison with what homes sold for.
The chart below shows the price per square foot at which Point Venture resales sold.
Over the past twelve months the typical home sold for $650,000 in Point Venture Sec 01 and $422,500 in Point Venture Sec 02.
Those are medians on 7 and 8 sales, and the record here does not show size or lot, so the gap points you to your own section’s sales and does not price your house.
Seven sales is a small sample, and one large older home or one small updated one can move a median. Most of the homes behind the $152 were built before 2000.
Over the past twelve months the figure was $206 on 41 sales, so it is the steadier of the two. In my read, the twelve-month figure is the better starting point and the three-month figure is the nearer reading of today. Neither replaces the walkthrough, which is the only step that looks at your own home.
Town-wide sales say Point Venture prices are lower than a year ago. Price per square foot was $206 over the past twelve months, against $215 over the twelve months before.
The median sale price fell too, from $465,000 in the prior twelve months to $370,000 in the past twelve.
Over the past twelve months buyers paid 89.6% of original asking.
A seller who remembers a neighbor’s sale from the earlier year is anchoring to the higher figure. The timing question is on What does waiting cost a Point Venture seller, and what does listing now risk?
Resale listings in Point Venture ask a median $233 per square foot today. That is a seller’s hope, measured on different homes from the ones that sold, so I do not set it against a sold figure.
The first price on your own sign is the number you control.
Lago Vista’s typical home sold for $405,000 over the same three months, and Jonestown’s for $407,500. Those are different houses from Point Venture’s, and Point Venture’s figure rests on 7 sales.
The neighbors show the range of prices nearby and not a price for your home. Why Point Venture homes wait for a contract is on Why are Point Venture homes slow to sell, and what did the sold ones accept?

The appraisal district’s number exists for tax purposes, and a buyer’s number gets settled in the contract. I make no prediction about how an appraisal will come out.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Travis Central Appraisal District (https://traviscad.org). What WIR can tell you is what a buyer would pay.
The town figures describe the typical home that sold, and your house may not be typical. Run your address to see your part of Point Venture.
Point Venture homes close across a wide spread of prices, and the one new-build listing in Point Venture Sec 01 asks far above the resale asking median. Every figure above is a median of other houses, so the walkthrough is how a number gets tied to yours, with its size, its condition and the listings a buyer will weigh it against.
So the figure to find for your house is the one a buyer would write on a contract this month.
