Sellers in Point Venture, from Sec 02 to Indian Point at Point Venture, are up against a buyer’s market over the twelve months ending October 15, 2026, with homes closing at 89.6% of original asking. A price point changes which market a home is in. The last three months rest on very few sales, so the twelve months carry more weight. In my read, sellers in different sections start from different comparables, and last year’s number is behind all of them.

12 Point Venture homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Point Venture is a buyer’s market for the town overall, and a price point changes which market a home is in. Over the past twelve months homes closed at 89.6% of original asking, and I use that period because the last three months rest on very few sales.
Those last three months closed at 82.6% of original asking, against 94.3% across the Austin metro.
Months of inventory points the same way: 13.7 in Point Venture against 6.0 for the metro. That figure is how long it would take to sell every home for sale at the recent pace if no new ones came on.
The table below puts Point Venture beside the metro on every measure the pages use, and the chart after it adds the neighboring towns. Point Venture is read here on its own MLS city record, so sellers in Point Venture Sec 01 and Sec 02 read the same town figures.
Table 1. Point Venture compared with the Austin metro. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. “Failed to sell” means the listing expired or was withdrawn without selling. Source: Unlock MLS.

Few have sold, and that is the first thing a Point Venture seller should know. Only 7 homes closed in the last three months, which is too few to read on their own, so I check them against the twelve-month record and say which one I am using.
The past twelve months have far more behind them and read the same way, a buyer’s market for the town overall, and a price point changes which market a home is in. The table below gives each period its own row.
Table 2. Point Venture sales in each period. Each row stands on its own. Source: Unlock MLS.
| Period | Sold | Median sale price | Median days on market | Share of original asking price | Price per square foot |
|---|---|---|---|---|---|
| 90 days ending October 15, 2026 | 7 | $339,915 | 236 days | 82.6% | $152 |
| Same 90 days, 2025 (July 18, 2025 to October 15, 2025) | 9 | $535,000 | 45 days | 93.6% | $202 |
| Twelve months ending October 15, 2026 | 41 | $370,000 | 130 days | 89.6% | $206 |
| Prior twelve months (October 16, 2024 to October 15, 2025) | 25 | $465,000 | 98 days | 92.3% | $215 |
Prices are lower on the twelve-month record. Price per square foot was $206 over the past twelve months, against $215 over the twelve months before.
The median sale price fell further, from $465,000 in the prior twelve months to $370,000 in the past twelve.
A median built on 41 sales in one year and 25 in the other can swing with which homes happened to sell, so I give the price per square foot more weight. Closings rose between the two years, which means prices fell while more homes sold.
Point Venture carries the most months of inventory of the four towns, and its homes closed at the lowest share of original asking. With so few Point Venture sales, the neighbors give a wider read on the area.
Table 3. Nearby towns, 90 days ending October 15, 2026. Source: Unlock MLS.
| Town | Sold | Median sale price | Median days on market | Share of original asking price | For sale | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| Point Venture | 7 | $339,915 | 236 days | 82.6% | 32 | 13.7 | buyer’s market |
| Lago Vista | 61 | $405,000 | 75 days | 94.4% | 213 | 10.5 | balanced |
| Jonestown | 25 | $407,500 | 87 days | 92.5% | 73 | 8.8 | buyer’s market |
| Lakeway | 66 | $707,475 | 58 days | 93.8% | 122 | 5.5 | buyer’s market |
Lago Vista reads balanced and Jonestown and Lakeway read as buyer’s markets, each for the town overall. Point Venture’s reading sits further from balance than any of the three.
Builders hold 3.1% of the homes for sale in Point Venture. The MLS shows one builder listing, from Vogel Custom Homes in Point Venture Sec 01.
A Point Venture seller therefore competes with other resales, and the homes for sale section by section are on How can you price a Point Venture resale against listings that have already cut?
Opening high is the first risk, because a new listing arrives beside neighbors that have already conceded once.
Time is the second. Nearly every home that closed in the last three months took more than 90 days to reach a contract, and what that means for a listing is on Why are Point Venture homes slow to sell, and what did the sold ones accept?
Borrowing the wrong comparable is the third. Sections sell at very different prices, and what that does to your number is on What is your Point Venture home worth when one section sells far above the next?
Whether to list now or hold off is on What does waiting cost a Point Venture seller, and what does listing now risk?
The town reading is a starting point, and your price range and section decide how closely it fits. Run your address to see your part of Point Venture.
Point Venture is small enough that one sale moves the numbers. A seller in Point Venture Sec 02 and a seller in Indian Point at Point Venture are reading the same town figures and facing different shelves.
For your house, the questions are which section’s sales a buyer will hold it against, and what the last home like yours closed for compared with where it began.

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
In my read, Point Venture’s listings show that gap: 53.1% of the homes for sale are priced below where they started.
Watters International Realty is a Texas real estate brokerage, and I am its broker of record. This page is based on Unlock MLS data analyzed on October 16, 2026. 12 homes sold by Watters International Realty in Point Venture (Unlock MLS, all time). Primary records used: Unlock MLS (ACTRIS) listing and closing records via MLS Grid for Residential properties in the MLS city of Point Venture; the Travis Central Appraisal District holds the record for any specific parcel. Known unknowns: WIR’s New Construction Inventory sheet carried no rows for Point Venture builders or communities when it was read, so this page publishes no builder price range, incentive or rate; Point Venture has no neighborhood pages yet; only 7 homes closed in the last three months, so ranges are read on the twelve-month record where I say so; and the MLS does not record why an individual listing failed to sell.
