In my read, a Paige home should be priced against the listings a buyer can choose between today and checked against what recent sales reached, because an appraisal and old comps record the past. Price per square foot was $213 over the twelve months ending October 15, 2026, against $224 in the twelve months before, so prices are lower than a year ago.

15 Paige homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page comes from Unlock MLS and is dated in the box at the top of the page.
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
The typical Paige sale of the last three months came to $189 per square foot, in homes with a median 1,442 square feet of living space. Five sales is a thin base for any price. Circle D, the busiest subdivision, closed the most homes over the twelve months.
The twelve months carry 33 sales and a figure of $213, so that is the one I trust for direction. No new build closed in the last three months, which leaves no new-build price to set beside the resales.
On the twelve-month figures, Paige prices are lower. Price per square foot was $213 across the past twelve months and $224 across the twelve before, down 4.9%.
The median sale price fell the same way, from $390,000 to $370,000, down 5.1%, so the lower figure appears whether you count the square foot or the whole house.
Both lean on 33 sales in the latest year and 31 in the year before. They describe the town, and how your own house moved depends on how it compares with the homes it will sit beside, which a walkthrough checks.
In my read, a seller still anchored to last year’s sales is pricing from the earlier twelve months, when the typical home sold for more.
With 5 sales in the last three months, the median sale price of $430,000 is the price of a single house, the one in the middle. It cannot speak for yours.
The homes behind it were built in three different eras, from before 2000 to the 2015 to 2024 group, so even those 5 do not make a matched set.
Over any period, a median mixes houses of every size and age, and sellers who cut with sellers who held. Treat it as a snapshot of the town, and build your own number from the homes yours will sit beside.
Homes for sale in Paige ask a median $600,000, or $265 per square foot. Resale listings ask $299 a square foot, and the one builder listing asks $251.
These are the prices sellers want, not prices buyers have paid, so I keep them apart from the sold figures above. The asks are spread so widely that one median says little about the homes near yours. Which homes those are is on Is your Paige competition a builder, or the resale that already cut?
Buyers paid 90.5% of the original asking price in the last three months and 90.8% over the twelve months, so the two periods agree. The town scoreboard behind these figures is on Paige sellers: how much can the Circle D sales tell you about your home? Both are under the share where a market starts to read balanced, which is why I describe Paige as a buyer’s market, and a price point changes which market a home is in.
Why some listings reach a contract and others do not is on What must a Paige listing do to win a contract with so many homes for sale? How the price picture bears on timing is on Is there a Paige price range where listing now beats waiting?
An appraised value is the county’s figure for tax purposes. A sale price is what a buyer and a seller agree to in a contract. The two answer different questions, and I make no prediction about how any appraisal will land.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Bastrop Central Appraisal District (https://www.bastropcad.org). What WIR can tell you is what a buyer would pay.
Whether your price holds up depends on what it is anchored to. If that is you, the fastest way to know is to run your address.
For the listings your price will stand beside, see Is your Paige competition a builder, or the resale that already cut?
In Circle D, 10 homes closed over the past twelve months and none is for sale today, so the sales are the most in town and the competition is absent.
In Circle D East, 4 homes are for sale beside the 2 that closed.
The figures above describe other houses, not yours. What would a buyer put on a contract for yours this month, and which listing would they hold it against?
