In the three months ending October 15, 2026, the Paige homes that closed took a median 132 days to reach a contract, and buyers paid 90.5% of original asking. In my read, a listing here needs a first price that meets what recent buyers paid. These sales are a small base, and a price point changes which market a home is in.

15 Paige homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page comes from Unlock MLS and is dated in the box at the top of the page.
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Part of the answer is the town and part is the listing, and the record only measures the first. The MLS gives no reason for any one listing that failed, so every reason below is my read.
Over the last three months, 9 Paige listings expired or were withdrawn without a sale. As a share of every listing that reached an outcome either way, that is 64.3%, and I call those listings failed to sell. The Austin metro’s share over the same three months was 39.9%.
The 5 homes that closed are the only ones with days and a price on record, so the rest of this page reads them. The busiest subdivision, Circle D, has nothing for sale, so most of this record comes from elsewhere in town. The base is small, and over the twelve months, with 33 closings, the median ran 91 days to contract.
Paige sales split cleanly: 2 went under contract within 30 days and 3 took more than 90, with none between.
Table 1. How long the 5 homes that sold in Paige took to go under contract, cumulative days on market to contract, 90 days ending October 15, 2026. Source: Unlock MLS.
| Days on market | Homes sold |
|---|---|
| 30 days or less | 2 |
| 31 to 60 days | 0 |
| 61 to 90 days | 0 |
| More than 90 days | 3 |
The median, 132 days, sits inside the slow group and describes neither camp, since no home took between 31 and 90 days. In these sales, a home either went under contract in its first month or ran past three.
Over the same three months, each nearby town went under contract faster than Paige; Smithville, the slowest of them, took a median 82 days.
Treat the comparison as loose. Paige’s median rests on 5 sales, and a town that small can swing on one or two.
Paige carries far more supply than the Austin metro, and the town scoreboard is on Paige sellers: how much can the Circle D sales tell you about your home?
In my read, that supply is why a first price here has to answer to the nearest listing that has already cut, not to last year’s sale. Who those listings are, and where, is on Is your Paige competition a builder, or the resale that already cut?
Only one of the Paige sales closed at or above its first price, and the typical sale reached 90.5% of it.
The twelve months tell the same story, with 33 closings at 90.8% of original asking, so the quarter is not an outlier on price.
The MLS holds no record that lets me compare the listings that failed with the ones that sold, so I make no such comparison. What the sales do show is a mixed set: none was a new build, and the homes ranged in age from before 2000 to the 2015 to 2024 group.
What should set your Paige price: appraisal, listings or recent sales? covers what a buyer would pay for the house itself.
The clock tells you early. Measured against these sales, a listing with no contract at 30 days has passed where the quick ones signed.
For comparison, the typical Paige home for sale has been listed 75 days so far, which puts it past the quick camp’s 30-day mark and short of the 90-day mark.
In my read, the first price does most of the placing, since about half the homes for sale have already come down from where they opened. How that bears on timing is on Is there a Paige price range where listing now beats waiting?
Over the last three months, Paige took in 13 new listings and closed 5 sales. Each new listing joins the 25 homes already for sale, and its first price is what sets it apart.
You can test your own plan against the record before you list. If that is you, the fastest way to know is to run your address.
How your first price meets the homes around it is on Is your Paige competition a builder, or the resale that already cut?
Price, promotion and product are three questions a seller can check against the neighbors. In Circle D East, 4 homes for sale sit in the same subdivision, and in Circle D the 10 closings of the past twelve months are the whole record.
Then put the 30-day test to your own house: at the price you would open at, does it look like the sales that closed quickly or the ones that took over 90 days?

Chris’s position, WIR positions library, approved September 9, 2026.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
The price part is the one the Paige record can speak to, since most of the sales closed under the first price.
